Great new way to find deals.

I just networked with a guy that cleans my carpets. He came to my house to clean professionally clean some carpet and we got talking about business.
We started to talk about real estate and things that I am working on right now.
It turns out that he is always going to houses to clean them for REO's, short sales, and people that just need to sell the houses.
he told me he finds deals all the time and they are practically giving them away but he does not know what to do with them.

So we are going to start trying to do more deals with each other.
He is going to find them and I will pay him a finders fee or split wholesale properties.

I was wondering if anyone has a sample letter for forclosure and preforeclosure letters, since it is difficult some times to get the phone numbers? I'm also open to suggestions on how to tackle these.

How to find a seller or great deal for investors

Can anyone please suggest some ways to find good deals on homes? If it is through a realtor, what would prevent an investor from getting it from the MLS the same way?

Getting New Deals to Buyers List

One thing that I recently started doing before I email blast a new property to my buyers list is that I "text blast" from my phone.

I have been collecting cell phone numbers of my cash buyers and save them on my phone as "REI-John-Smith", for example.

So, after I leave a house with a signed contract and I do a video walk through or after I snap a picture of the house and "attach it" to a new text message, I type the address, beds, baths, sq footage and my price into a text message... I then select all the "REI's" on my phone and click send.

Usually within minutes I'll get texts back or phone calls.

Just a tip I thought I'd share!

It only takes ONE missed call to be THAT Deal!

You know, the ONE you've been WAITING and working for since you started REI.

SO, do you want to MISS it?

Do you answer your phone EVERYTIME?

If not, do you return calls quickly?

Are you using the FORMS needed on each call?

Are you in a quiet area? Background is Loud.

IF YOU're NOT in a 'quiet' area, get to one!!!

If They're NOT in a 'quiet' area, just tell them theres too much noise and you cant hear.

This IS a BUSINESS and should be treated as one, instead of a daycare or TV/ video gaming/ music party.

Request for advice - Do you have an effective letter that can be modeled after?

Hello DG family, I recently came across a buyer with lots of cash that wants to purchase large multi-family properties, I'm talking 500 units and up per property. Buyer prefer off market properties. Any suggestions on how to market for these sellers or any other ways to go about finding these type of properties?
