I am in need of some assistance with Commercial Property. I want to know what questions to ask the seller? I know what to ask the sellers of residential properties, just not sure what to ask sellers of commercial properties. There has to be a slight difference with questions I would assume. I have been searching for the answers on the forum but perhaps I overlooked them during my search. Any assistance will be greatly appreciated.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

coa phone system
May 7th, 2013 | posted by kastinkaI'm ready to set up my voice mailbox with coa but cannot get the web site to come up. I've been there before so I guess something's wrong at their end. I have my script all ready to go and have practiced. I don't want to use another service. Does anyone know what's going on. I really want to be set up this week.

Letters To Cash Buyers
May 5th, 2013 | posted by tennball81Just wanted to let everyone know that I had my RE Agent send me all the cash deals in my zipcode for the last 6 months. I pulled the county records on all of them. Wrote down there name and then went back and searched in county records for there name to see which ones came back owning at least 3 or more properties. When I found the ones that owned at least 3 I then wrote there mailing address down.
I sent out 2 letters last week on thursday (b/c I only had 2 stamps left!! lol) and saturday morning I get an email from a person that said I just received your letter in the mail. Call me so we can talk.

There’s been a lot of news lately about the falling off of existing home sales and the lack of inventory is one of the reasons cited. However, other analysts place blame on the tougher lending standards that keep a large number of would-be buyers out of the market.
With all of this news, many who would be selling aren’t listing their homes. They don’t see enough demand, but also many are still under water on their mortgages, owing more than their home is worth in the current market. This is turning into a boon for sellers who do have equity and have their homes on the market. Buyers have fewer choices and they are encountering competition in some markets.
