Assignment of Purchase and Sale Agreement...

Hello DG Family, I need some help in understanding how far I should go with an assignment of contract? Should I, after locking it on contract, go to the title company and drop it off there? I am working on my first deal and have a couple locked on contract deals with my LLC and or assigns on the contract waiting for my buyer. Since the title company will do the title search on it and if my buyer does not come through after 30days, do I owe the title company the search fee? My guess is yes,so my question is; should I hold the contract untill I sign the assignment of contract with my buyer and he takes it to title company?

What happens if there are problems on the title search and he decides to cancell the assignment?

25:1 and Short Sales

Is it worth while to use the 25:1 formula on short sales. Since the bank is already taking a hit on the property will they go the .65 plus repairs and fees.

Real Estate Agent Said No

I hired a real estate agent to help me find properties. He found me a single family house that needed some repairs. I made an offer. He ask me for proof of funds. I provided a proof of funds letter.

Then the real estate agent refused to sell me the property. He says he can lose his license. How can I work with a real estate agent?

Private funding for REO's

I have a chance to work with a new private lender who wants to do some JV and findings. He has friends and family in the industry but do not want them to know his business because they will start harassing him. Anyone ever dealt with this or have any suggestions so I can do some research before I talk to the attorney's and accountants.

Short Sale Flips

With lenders cracking down,buying with a land trust about extinct and closing companys wanting the original managing member to sign at closing.....What do you feel is the best way to flip a short sale deal with the least financial risk?

Help please with steps to buying "condemned" property...

I found an up and down duplex that has been “deemed unlivable” by the city until the necessary repairs are done.

It is a nice 2 story brick building/flat roof, with beautiful woodwork inside. The leaking roof seems to be the worse culprit and when fixed, I can clean, fix the ceilings and paint it.

My thought is that I could live in one area while I fix the other.

How should I go about contacting the city, buying it with no money down, etc. Could I do something like Dean did with his first property? Could I put it under contract somehow, get some money from a hard lender to do the repair of fixing the roof and proceed from there?
