Uugghhh! The Fish That Got Away
August 11th, 2012 | posted by RickInAmarilloYesterday and/or this morning a deal came across my desk that would be great for flipping or renting. It would have easily been a $20,000 profit but probably more. I could not jump on the deal, because I have absolutely no money...not even earnest money, much less the money to partner with a hard money lender from this site.
The house sold overnight for about $64K, and the tax appraised value was $102K. I need to have someone by my side for when these deals become available. I never even had time to do a CMA on it. This is frustrating.

Question for the Veterans here.
August 7th, 2012 | posted by landonicAfter reading a lot of posts I understand that some people choose not to hire real estate agents for one reason or another. I personally plan on hiring one once I break into real estate wholesaling. My question is this: Do real estate agents only work on MLS related deals or can they assist on non-MLS deals such as FSBO? And if they do assist you in making offers on non-MLS deals or anything else then how do you end up compensating them for there time? Do you have some sort of pre-agreement or something else?

Foreclosed house.

How Do I Close On Bank Owned REOS ??

I am aware of how to assign a contract to my end buyer that was contracted with the owner but my problem is not knowing how to exactly make an offer to the bank and whole sell it..
Do I nee an Agent on this type of deal or can I make an Offer directly to the bank and contract with the bank and pass the deal on ?
Please respond if you have experience with wholesaling Bank Owned REOS..
