2 Questions On Contract Offer To Seller and Earnest Money

Hello-
Been looking through all the information, reading deans books and hitting the forum. I'm ready to roll.

Have a question on contracts and earnest money though. First...

I've looked through tons and tons of posts in the forum and even in contract samples available on the site but...

Does anyone have a sample or template of the contract for agreement to purchase, (assigning) you present to for sale by owner after they accept verbal offer.

One that has all including and assignee and the weasel or escape clauses that say per inspection, financing and partners approval.

It seems like a lot of those have a lot of things on contract like down payment, loans etc... im going to be working with cash buyers. Second...

NEWBIE NEEDS HELP!!!

Here is my question:

After reading a lot of posts I understand that some people choose not to hire real estate agents for one reason or another. I personally plan on hiring one once I break into real estate wholesaling. My question is this: Do real estate agents only work on MLS related deals or can they assist on non-MLS deals such as FSBO? And if they do assist you in making offers on non-MLS deals or anything else then how do you end up compensating them for there time? Do you have some sort of pre-agreement or something else?

Work Smarter- and Harder!

I am starting up my local investing (again) after working in another market for the past 2 years. I am determined to work smarter so that the time I use while my kids- who are now all in school- are gone. Investing is fantastic, but it can be all-consuming if not worked 'smart'. I have who I think is a great realtor, a buyer list that I need to connect with, and a current lease option deal I am working with a local investor. In a recent interview, Darren Hardy of Success magazine said that years ago, he decided to focus on his revenue generating activities (prospecting), and started timing how long he actually spent talking to prospects. He found, to his amazement, that it was only 20 MINUTES.

A Few Shadow Inventory questions ?? :D

Hey guys,

I hope you all are having a great weekend. I found a bunch of shadow inventory, where the tax mailing address still goes to the vacant house. The few questions I have are listed below:

1. How can you locate the owner of these vacant homes? Through a skip tracer? If so, who do you recommend using that is great and cheap/inexpensive?

2. How do you find out if every one of these homes has a mortgage and who the mortgage is with? Is there a company or online service that can tell you just by the search of the address? Or, would this info be on any records at the county clerks office at all? What about a title company?

Today my wife Deborah and I were filming our entry for Dean's take me away contest. We visited 20 houses that we have closed on this year using one of Dean's zero down strategies. We had a lot of fun but it took us all day to visit the properties. We only hit 20, we did not want a 2 hour video so we left the other 40 or so out!! At each house we showed which of Dean's strategies we used to find the buyer and the seller and how much we made and the time invested. Keep an eye out for the video. It backs up every thing that Dean teaches.

Anyway as we were leaving one of the properties we saw a FSBO sign. We wrote down the number and called the seller. He has 4 other properties that he wants to get rid of. He is 72 years old and is a tired landlord.

How can I work with contractors

I purchased a single family house. I want to check for needed repairs. How can I get free quotes from contractors. I am not going to keep this house . I am going to flip the house to another investor.

I hope your well as you read this. I first want to thank you guys all of you for constant encouragement and success stories on this site. Its great to see the success stories, It gives me a want to get'em excitement.
Im still trying to get my first wholesale deal done, I have about 15buyers and a bunch of we buy houses websites. So far the only home owner deals Ive come across have been owners that are to upside down to make any kind of worth while wholesale deal with me. I must need to market better and I'll be working on that. Up until now I've been staying away from foreclosures because 1) I've been told I need more experience for those and 2) because I've heard there hard because the banks are strict. My realtor has sent me tons of foreclosures quite a few of which have potential.

I was curious to know if investors are having any difficulties making contact with either foreclosed on property owners or people owed monies from tax lien sale overages?

I know there are a lot of free sites out there that provide basic information, such as next of kin and of course public records being available throughout the country in many states. Are basic cheap 'click here, pay here' sites providing up to date, good contact info?

My real estate agent changed his mind about the single family house with some repairs. My first offer was accepted. He says he is going to finish the paperwork.

I am glad this deal is almost complete. It has been one week already. This transaction takes time.
