The process in Washington State

Hi all
Ok, I have someone asking a question that I am having some problems finding the answer too. In WA how do banks file a notice that the homeowner has missed a payment? Is it like Cali that it goes to the county office as an NOD or ? There must be a way for someone to find these people before they go to sale at the court house steps? Thanks for the help guys..KEB64

Despite the negative press of being grossly inaccurate I find www.zillow.com to be a very valuable tool for finding and evaluating listed deals, especially for deals that just got listed within the last 24 hours or deals that have had price reductions in the past 24 hours.

The best way to do this is to go to www.zillow.com and register as a free member in the upper right hand corner. Once you have registered then you need to set up your search. Normally I will look at my entire county for properties under $200K with at least 1000ft^2, 3 beds, 1.5 baths, that either hit the market in the past 1 day or that have had price reductions and save those searches on zillow and have them emailed to you daily.

Is This Correct?

Is this correct...it shouldn't matter if the seller has a mortgage and working with agent for doing assignments as long as the buyer is all cash and the seller accepts the and or assignee in contract, right?

So is it if my investor/buyer for property is all cash, no issues, but if my buyer or investor taking out mortgage to buy my assigned property, then issue with assignments and need to do something else, correct?

Another Rehab Finished

4 Sale at 35,900; it is a 2 bed/1 bath/carport home with 1180 sq.ft. under central air conditioning. New Kitchen, Bath, Paint, in & out, Carpet, Light/Plumbing Fixtures & ceiling fans.
It's a great opportunity that this gives its members; we'll both make some money on this project & someone will get a great little house at a reasonable price, whether it's used for their residence or a rental at about $ 550/month it's a great deal.

Now that Im Adicted I Need Some Help

Hello I have been reading around the forums for a few months now. I live in southern Cali and am married with 4 children. I'm not totally new to investing with a few projects under my belt, but am still looking for some guidance and still consider my self a novice.

I have just recently flipped my first deal that i bought at auction for a profit of 27k. 7 months ago i rehabbed my first rental property, a 3 unit which i still own in the high desert(great cash flow deal). I have just recently acquired my 3rd property at auction in a very nice area of Southern Cali, and hope to make at least 20k on this new deal.

New Question About Assigning Deals and Working With Agents on MLS

Hello everyone. I'm excited to begin my investing experiences and am going to dive into investing with assignments.

I'm going to begin this monday building my buyers list, then sellers list, but wondered about one piece of the puzzle if using an agent like with the 25:1 strategy.

I now know that if working with agent and submitting offers to fsbo properties they won't mind about effort of offers because getting commission from investor you assign to, but my question...

If using an agent on my behalf to submit multiple offers for listings located on mls and have cash buyers, can i still do assignments as long as not a mortgage being taken out. If investor assigning to is all cash buyer can do, right?

Prospecting for FSBO'S

Most real estate agents are intimidated to call For Sale by Owners. Why? Is it because FSBO’S eat their young? Is it because you think the FSBO’S are smarter than you? Do they know more about selling houses than you? What causes you to believe that you can’t list and sell a FSBO'S home? Question On Dealing With Real Estate Agents On Assignments

Hey Everyone-
Had a question. I've looked around the forum a lot and have seen similar subjects but haven't seen this answered I believe...

If researched and found a good real estate agent to work with and if use them to submit offers for me to for sale by owners like the 25:1 strategy talked about with my sole purpose of getting a lot of offers out there and assigning them in beginning...

Do you tell the agent you are going to be making a lot of competitive offers and assigning them and if not, won't they be mad that you submit a lot of offers and you back out of them until the other investors approves it or basically buys it?

If accept verbal will submit offers that have the per partner approval, per inspection, per financing approval etc....But...

Help Please-Having trouble finding full sample of offer agreement

Hello-
I posted this in other forum and it seems that no one so far has a sample looking for. I searched forever last night and wanted to know after present verbal offer to home owner selling home and they accept, where can i find offer contract that is complete.

I looked under student resources and even a few samples found through forum posts and most just have and or assignee or not but...

Didn't see and or assignee and one that includes escape clauses like per inspection, per partners approval, per financing. So I can walk away if buyer isn't found or comes through.

Would like to see more completer one versus one that just says and or assignee like found.

Is there one that has all that complete already and one I can see here or somewhere else.
