How to do a forclosure comp

How does one run their own foreclosure comparable? We are trying to run comps on foreclosures in our area,but how would we find out if a house that is sold was a foreclosure or not? Where do you get the data from?

Also, on different websites about running comps,they didn't mention style of house as something that needs to be factored in. How important is the style of house when running comps? Thanks very much!

hi everyone...got two deals im trying to decide whether to assign or hold and cash flow like crazy....
but i read somewhere here i think...there is an email that i can send to banks around here that will allow me to get my way with a bank or two....but i just cant recall where when etc...maybe someone knows it?...it may be one that matt larson developed?...idk?....also ill just knock out two birds with one stone....but double closing in marietta ohio...is it legal?...id ask a lawyer but i dont have one or know of on that works with investors?....HELP?

Help in Understanding...

Can someone tell me if PML and HML are the same thing? I thought hard money lending was for real estate investors needing funds to purchase their deals and Private money lending was accumulated through friends and family that you acquire to loan their money at an agreed % allowing them a great ROI? Also,
are there hard money lenders/real estate investors that also loan their money with higher interest than banks, to owner occupants as well, usually lending loan to value on the property they purchase? I have become confused since I have talked with a couple HML who say that PMl and HML is the same thing.

Or perhaps it depends on WHO's lending it....?

Expensive Lesson Learned

Foreclosures and Fraud

I found a great article that can help you protect yourself against fraud:

Real estate came in at No. 9, behind complaints about Internet sales and landlord/tenant issues, which tied at No. 7, and fraud. Household goods and home solicitation misrepresentations tied for the No. 10 spot.

The real-estate complaints that made the list for the first time are not related to mortgage dilemmas, which show up in credit and debt grievances. However, mortgage-related gripes were among the complaints most cited as the worst last year, the report said.

“As the economy has gotten worse the problem has gotten worse,” Carlos Morales, an investigator supervisor at the Orange County Consumer Fraud Unit in Florida, said of real-estate complaints.

What to do next

I've been studying the material for a few years now but I'm so afraid of being exposed as a fake that I have had a hard time taking a first step. I did finally get in the phone book and on the internet and made a list of Real Estate Companies and plan to start calling to find an agent to work with me. Once I do that, I plan to move foreward and not stop until I make my first deal. I'm going to try the 30 day plan. There are just a few things I'm not clear about.
1. Say you have made a bunch of offers and someone accepts. Considering that I have 'no' money at all. What do I say next? Do I tell 'pretend' to be the one buying and just start making phone calls to get a buyer to grab it up or do I have them sign some papers? I don't think it's wise to let them know you are not the buyer.

Can you Assign a HUD..

Would someone in the DG family please help with this answer. I know that assignment of contract can be done with REO's but can they with a HUD as wel? This area is a hot zip code in my city and Realtors are holding an open house and are accepting bids on it till the end of the week. But I need a POF letter and 100.00 earnest money. I need help on weather this will work as an assignment?

I lock it on contract at .65 off FMV (if they accept my bid) I submit a POF letter and 100.00 then submit to my buyers list hopefully HUD will allow a long enough days on contract to pass it on to my invetor buyer (30 days). It is a 3BD 1full Ba 1 half ba, 2 3/4 ba. Needs maybe about 15k in cosmetic repairs including landscaping. Any advice appreciated!!

buying properties a week before auction

Hello,

I have a question how to handle a list of homes with addresses that will go to auction on August 7 . I do not have money to go and bid. I checked e few of the houses, they have equity, good location etc.There is one to be available for home owner's association fees. I haven't done any deal yet. I thought maybe there is someone who would buy simply the lead? Any ideas?
Please let me know. Thanks Halina What options do I have? I can partner with an investor.
