I am finally committing to keeping a journal on the site for sharing and for accountability. My determination and drive to take my investment success to the next level is intense. Nathan Street said we need to focus like a light beam through a magnifying glass, so I am currently limiting myself to 2 (I just can't get it to 1 at the moment) new avenues.

I have a GOOD problem!
May 17th, 2011 | posted by sphi99The good part is I have 5 buyers lined up wanting Lease to Purchase properties. The Problem is that I'm having trouble finding sellers who want to sell like this. I talked with a seller yesterday who has a beautiful home for sale that meets the criteria of one of my buyers. I asked her if she would be willing to do a lease with option to purchase and she said she didn't think so. She said they wanted a large down payment too. The house is listed at $295,000 and she said it appraised for more but she wouldn't tell me how much. What's up with that????? Anyway, it is listed as much less on zillow and totalview. How do you convince sellers to do a lease option?
Bulk Tapes - Banks

I have a situation that is good and not so good. I have a group of buyers that would like to buy properties in bulk either SFRs or Multi-family. I am direct to the buyer and have a contact that is direct to the bank (asset manager). My contact, however is a broker and they are paid from the bank to sell their bulk properties. My buyer wants to buy directly from the bank utilizing their Purchase Order Forms and by-pass the broker because they feel the broker fees are built into the purchase price.
Does anyone know how to get around this? Has anyone had any experience with direct contact to the asset manager?
I welcome any suggestions.

Refinance to Interest Only Loan- HELP
May 11th, 2011 | posted by dredeyI have a situation where my rental property went from making me $100 dollars cashflow a month in my pocket to actually paying $84 out of my pocket a month for one year because when I refinanced last year the escrow was screwed up. So the property is now COSTING me money. I had the property appraised and it came up short. So the only solution for me according to my mortgage broker would be this: The property was appraised at $165,000 and the payoff amount is $136,000.
1) Refinance to an Interest Only 5/2 ARM for $130,000 and costing me out of pocket $13,600 and
2) HELOC for $10,250 to pay myself back.
This would bring my total loan to $140k.

I'm on the road so much that I just can't decide. I've got until 9:00 am tomorrow to make a decision that will most certainly change my life. No pressure here.
Plus, he says to start a journal to keep things authentic.

May 10th, 2011 | posted by mpressmiThis day went from the best day to the worst. Last night I hit the pavement and put up 15 bandits signs up all around my town. Checked them today all down. I used large neon signs and stapled them to telephone poles. Any one else have this problem?
