Might be getting ahead of myself, advice needed

Ok, so I have been working with a REA that's not in my area. Excellent to work with, has done everything no questions asked. We have looked over multiple possibilities via the internet. I have put together a buyers list from the "Cash Purchases" in the last 90 days. We have not had time to get our business cards, which we have not received yet, and investor letters out even. I have questions regarding what type of offer I should put in on the homes and 1 condo that we have narrowed it down to. The thing is that we don't know the neighborhoods, even tho they look good, what the actual repair costs are, or have buyers contacted. Paperwork for offers being scanned over on Monday. Is there any advice that you our DG family can offer?

Art's REI journal

Finally, it's here... after 2 years of doing whole bunch of research and reading and watching videos and spending a lot of money on training and being scared and things like that I decided to take action and DO IT finally, (well, i'm still scared lol). This is so nerve-wrecking stepping out of your comfort zone!

New Moose Beginnings

We just finished our 3-day seminar in PHL and boy, we are pumped!!! Sunday night we couldn't wait to open the PropTrend software and on Monday we had my brother-n-law in FL looking at properties. Great to have a "boot on the ground" day 1.

Next steps are to begin the on-line seminars to prepare for the next phase of training and evaluate the properties in FL to see if there is any potential.

Will continue this blog to document our journey to our new successful life!

3 years with REI and I've become a FAILURE, to myself as well as my family

I don't remember the exact, moment, or specific at which I gave up on myself, but, it's happened. Through the stress and depression and what appears to always be, an endless stream of bills, bills, and more bills that constantly seem to flood in out of nowhere, I just can't seem to get my groove, or my mojo, back to become FREE of all of this headache. Seems like every time things start to look up for us(my family and I), someone yanks the rug from under our feet and down we go. Just have to figure out how to get things back together for myself, so that I can make a better life for my family and loved ones.

I bought Dean's book on March 17th 2012, and I have made a commitment to spend a minimum of 2 hours a day investing in my business, and I have far surpassed that. Today, I created my website, and ordered Dean's Rock Bottom Blueprint. I have sent emails out to agents and have had one return message. I should meet with her next week. I researched multiple banks and have a prospective one that I expect to respond next week in order to find a lender that will do a No-seasoning cash out refi. I have researched contractors but not emailed any yet. Yesturday My wife and I drove around for 6 hours looking at houses and neighborhoods that we have found to be potential "Killer Deals". I have spent many hours on Dean's site reading through the blogs, forums, and Docs and forms.

Pocahontas On The Pass To Success

I figure I will start with assignment of contract deals after reading one of Deans books. I'm looking forward to the 30 days cash book.

Let me tell you I am soooo insecure with this but I'm pushing through the fear.

Joyce Meyers gave advice one time and said, do it afraid. So that's what I'm doing. I think if I don't get anything out of this but learning to be confident and grow personally I will be happy.

Now for the real talk...my fears don't out way my ambitious! I must do something. I have to change my lifestyle and secure my future for me and my children so I HAVE TO TRY!

Assignment --- is it better to use an agent for this?
Do I need an attorney?
How do they get paid and when so I can write it in contract?
