So I've read a ton of books. (Dean's 30 Days is the best RE blueprint by far!) I've built a gazillion analysis spreadsheets. Based my latest on Matt's Valuator. I've registered an LLC, which helped immensely this tax season! But I'm still trying to make it happen.

Buy Hold & Rent for cash flow is the model I can wrap my brain around the most comfortably. But reading 30 Days I think wholesaling makes sense where I am right now. The trouble is that my day job makes it nearly impossible to do any telephone work - like calling agents as in Days 1~5 Phase II. So I'm still without a realtor on my team and I feel like I'm floundering. The steps need to be done in order and I'm hung up on this one.

Does anybody have a magic wand that can get me past this roadblock?

Newbie Investor

Hi I am new to the investing arena and just want to start a new journal. I hope this is where I am supposed to do this.

I have taken several steps to start on my buyers list and have received one bird dog request for two single family homes and one four-plex.
I also have a client from my property management business who wants two or three single family homes. I cannot wait to get started and am excited that things are moving fairly quickly.

Spring is in the air and I guess in Texas that means that everyone is ready to get started and I am going to be right there in the thick of it! Talk about perfect timing!!!

Hello DGers,

I'm new to the site and REI. I spent a good day and a half reading several other members posts and journal entries and was so inspired and moved by many of them. But, I was still a little hesitant about beginning a journal of my own...that was until this evening.

See, earlier in the day I read something that stuck with me. It was about 'being afraid and doing it anyway' (one of Carol's posts). Like I said...it stuck with me. So when I saw that this evenings devotion was entitled, "Do It Afraid!" (Joyce Meyer: Ending Your Day Right) well that was enough confirmation for me. Nope! Not a coincidence. Smiling

My Daily Journal 3/19/13 A New Journey!

Hello Everyone,

I've been scavenging this site for more than 4weeks. I became Deans FB friend a year ago and he kept posting up properties that he has done.(spamming) lol JK Dean! So I googled his name for a site! Amen to that! I came upon this site and I am so glad that I did! I've read and learned so many things on here its crazy! Starting with all the stickys and working my way down to the present date, peoples trials and tribulations are inspiring! There is a wealth of information not only from dean but all of the coaches and more experienced investors. Some of your Journals can actually be published into books ! Seriously!

30 days to RE cash

I am re-reading this excellent blueprint manual.It helps to do this to really cement the ideas presented.The more you study,the easier it seems.Plus,the fear is diminishing.I also,am reading,T.Harv Eker's,"Secrets of the Millionaire Mind".I had to wait two months,getting it from my local library,but it was well worth the wait!

Dean was a new name to me in November of 2012. I went to the free seminar with an agent friend. She has been an agent for so many years, not sure she understands there is more than one way to make money in real estate.

The information was like a refresher course of things I have learned in the past, but new because I have dedicated myself to creating this business as a legacy for my kids.

It's not just about making my own personal wealth, but creating a transformation in my life that is visible, tangible, and memorable so that every person that knows me - will know that change at any level is possible.

I called the support line the other day to explain how all my offers are being rejected and properties are being sold for over asking price in my area which is N. California Bay Area. I explained that I have adjusted the amount of my offers from 30% below FMV to about 15% and I'm still not having any luck. The coach went on to say that he knows the CA. market is to competitive and he does not know of any investors buying in CA. and I should look out of state. Well that pretty much took the wind out of my sail completely. I have been working so hard over the last 5 months making offer after offer and no luck. My wife and I attended a workshop in October of 2011 and they insisted that this system will work any where including CA. and we should start in our area.

Ready to move forward

Well its been a little while since i have posted anything on here. I took a break, (which i really shouldn't have) hoping to be in a better place (which I'm not). I realized there never really is a best time to start making your dreams come true. I'm still broke, and still out of work. So i guess this is as good of time as any. I know now though that the fire inside me is burning more than ever. The people that have told me this will never work, and that i should just get a real job and stop dreaming put me down for a while. But i got news for you, i don't want the same crappy life that you have. I don't want to live pay check to pay check worrying about how i'm going to pay the bills. The more you tell me i can't do this the more i am ready and learning to shut you the hell up!

Getting there!

Starting a new business and moving at the same time - crazy! Exciting!
Finally finding buyers! Found an Agent to do MLS searches! Other pieces beginning to fall into place. Feels very slow but also too fast some days. One step at a time, all in good time. DG training continuing, so all is well!
