My Real Estate Journey with Dean Graziosi

On February 7, 2013 I registered to attend the Income Property Cash Flow free seminar in Dallas. I joined this website community... slow to start... unsure where to begin... so I waited for the event.

On February 18, 2013 I attended the event with the intention of learning. I knew they would be selling training. What I didn't know is they give the money back... Unfortunately I still had to have half of the cost of the training upfront and I as of this date had $100 in my pocket $300 to my name, willing to give them the $100... but they said no.

Hello Everyone,
Well this is the beginning of my Journal and my name is Jim. Today was an exciting day. I started the "30 Days to RE cash" 2 weeks ago and have been working Dean's plan as well as implementing other advice I have received on this site. This is what happened today.

First project:Driving for Dollars. Went through a local neighborhood and found a vacant home. Used my power team title rep to get property info only to find that this home was listed this last December at 100K under market and did not sell. Through research and my partners (JT and Pamela) we found that the owner died last September and the Executor is in Washington (house is in CA) and she is very motivated to get rid of this problem. We expect to talk with her tomorrow. More to come.........

Back in the game

It has Been awhile. I had to get some things in my life in order. But I'm back in the game and ready to kick some RE butt. I have a package deal in Elmira, NY that I'm looking to flip. PM for details. The owner is very motivated and willing to do whatever it takes to get the deal done. I'm also interested in talking to anyone that is actively involved with the Success Academy. I'm considering joining but I'd like to get feedback from a few participants , especially anyone in the NY or Tri-state area.

I have worked with homeowners directly and will be getting 5 $1 money orders for my next contracts. It worked well my first time so I will repeat until my budget allows more.....

When looking for a Real Estate Agent, do I have to put down $500 or more to make an offer?

I'm going through Dean's book, 30 days to Real Estate Cash and am at the section that talks about getting a real estate agent. I don't have moeny for Earnest Deposit or Down payment. Does anyone have any suggestions about how to proceed while still moving forward with Dean and Matt's techniques of how to get an agent from his book 30 Days to Real Estate Cash? I'm going to move forward and act as if, and see where it goes, but any info would be greatly appreciated. Thanks for having me. Louis

Getting started with a journal for SherBear, Pearl Properties 1 LLC

Have been SO disheartened with all of the work, effort & almost fighting to receive what I was promised when buying at the Summit in 12/2012. I am STILL working on the 2 Michigan properties to close & only rec'd. the closing docs on the Alabama property 02/04/13, but it is vacant & the stove was stolen. Not exactly what I signed up for. I'm tired & must rise at 3:40am to get to the gym before the job, ugh! I will try to get here regularly, at least 3 times per week, to update my progress, what's happening & MY JOURNEY TO SUCCESS! I will NEVER give up! Have a stellar week all.
God has my back, thank goodness. All things ARE possible with God. [for me, not trying to upset any agnostics, k? ;)]

New NorCal REI

So I've decide to start my REI journal after 3 months of hard work getting my business off the ground. I bought Deans book "Profit From Real Estate Now" in 2010 but I was caught up in a failing retail business so I didn't take action right away. After my wife and I closed our store another year had gone by and I was searching for a new career. Well, again I was drawn to Dean and REI, we went to a free seminar and decided to invest in further education and we attended a 3 day workshop which was amazing. We were so fired up that we decided to further our education with Deans advanced training which brings me to the present.

HI DG family,

I never done a journal so here we go. Last week Sat. I finished Boots on the Ground. I have a list of things to do to help me get a buyers list because. We know with out that we will never get anywhere. So in time as things progress I will keep you up to date.

Buyers Performance Goals

10: Place 10 new ghost ads on-line each week
10: Talk to 10 new buyers each week
20: place 20 ghost bandit signs each week
10: Mail 10 letters to cash buyers each week
10: Maintain at least 10 buyers on your buyers list weekly

Louis3733 Back to the Basics with the book 30 Days to Real Estate Cash....

Well I haven't posted here in a few weeks. I had followed the directions from Dean, Matt, and others and was able to get a buyers list with over 100 names on it and need to make efforts to add to it. I placed adds for bird dogs which was very effective, and put out bandit signs as instructed. I had a fellow DGer as a partner who is a licensed contractor and we did walkthrus together. Was able to get a 3 unit under contract, that after all expenses would generate $791 cashflow. Everything seemed to be in place. In my area, we have alot of inventory for cgaep and I guess the area wasn't the best even though it was once valued at $102,800. We were wholesaling it for $29,900. Anyways, I had one buyer lined up with terms, but he disappeared.
