I've been scavenging this site for more than 4weeks. I became Deans FB friend a year ago and he kept posting up properties that he has done.(spamming) lol JK Dean! So I googled his name for a site! Amen to that! I came upon this site and I am so glad that I did! I've read and learned so many things on here its crazy! Starting with all the stickys and working my way down to the present date, peoples trials and tribulations are inspiring! There is a wealth of information not only from dean but all of the coaches and more experienced investors. Some of your Journals can actually be published into books ! Seriously!
Anyways, as I sat here at work about a month ago till this date. I figured I had Down time to invest in myself and "learn" how to make more money and in the process to make people happy~! While sitting at work...I looked at stocks...pass, only other thing that I was really intrested in was rei. See a while back I think 04 I bought material about REI but never used it. Today I wish I would have long ago. Anyways you all know about that I'm sure.
So these past Four weeks while steadily reading the forums *clears throat* 8hrs a day! I've been Calling ads driving around calling people doing what you all here are doing or "told" me to do 
VIA reading your posts lol I've come up with 5 potential buyers a couple private lenders and a few hard money lenders. Even went out and looked at a few multifamily homes and a mobile home park! Uh hmm getting ahead of myself but hey, just gotta go get it right? Just ordered Deans 30 days to cash book yesterday. Need to educate myself more while trying to do my best to actually do it! My only goal for right now is to do wholesaling by myself and if the prices are right do a flip or hold a rental VIA private lender and split 50/50 since he's pretty close to me. Anyways, the Journey begins, we shall learn through trials and tribulations together. Bring it on Bandit signs! See ya out there! Good day!

I have read somewhere it is not how many times you fall or get knocked down but what matters is if you get back up after you are down. Well I am back up again .. I got the 30 day book and started reading it on my laptop... Those are really some bold promises and would love to hear from someone recently if they really do workl .. IN 30 DAYS???... I would like to see $2000 - $5000 ... and I would be convinced enough to do it again and again and then after 2-3 months say goodbye to walmart... I have always been convinced something like this can work for me ... I am behind on the rent, electric , my insurance and everything keeps falling further behind while Walmart keeps cutting back my hours.. how can I ever expect to get ahead if i stay there and do the same thing??? Would like to hear from someone... anyone who has done this plan and had it work.

Yes it does work if you follow the steps as outlined and resist the temptation to over-analyze which can keep you from taking ACTION. Completing a deal in 30 days depends completely on you and how much time you are willing to devote to taking ACTION and following the steps. The book does move along at a pretty aggressive pace. I personally am in the middle of the process and am going at a pace of a chapter per week so it will actually take me six weeks to complete my first deal but so far everything that I have done has worked just like outlined in the book. The key is to just do it. I hope this information helps you move forward with confidence. Good luck in your real estate investing adventures. That is a great book, 30 days to real estate cash! All his books are good as they each have a different piece of the puzzle. I used booktabs to mark pages as I went. These post on this site have a wealth of knowledge as well, so I highly recommend coming here as often as possible.
