the road to building a buyers list...

it's been three days now and i haven't been able to build a list of buyers.

the only way i can get stated with real estate is if i use the finders fee method first.

but with out a buyer list i don't know how i can do this.

I will keep trying and i will not give up.

Hi, everyone:

I have been reading the book and am in the success academy in about 20 days now. I haven't done any deal yet, but hoping I will have one pretty soon. I found myself ahead of the schedule, I meant, I have finished all the courses that assigned to me for the first two weeks, but before I finish all action items I already have two buyers that really want to work with me, therefore, before I get too into any detail training, I started looking properties for them.

Hi everyone
I have been a silent surfer of these very informative communications. I decided I needed to get involved because ... people need people.

My husband and I decided one late night in April 09 to buy Dean's book online. When it came it sat on the floor for about a week. I stared at it wondering when it would call to me to open it. I also downloaded the Mp3 version of it and put it on my IPOD, which is great. I love to walk and listen to it. My husband began the hard copy and I the Mp3.

Loans

I need to know more information about loans, there is not any info on Deans web site that I can find. Maybe someone can direct me or provide me with information on creative loans. What loan is best for investors, which one is worst ? Info on wrap loans would be really helpful and any info. on loans, how they work and again... which one works best !!!

I've gone back to read through Deans letters to attract a Broker and another for an Agent and so forth to join you/your professional team in real estate investing, but they are all written as if from Deans point of view, or as if written by another all ready successful real estate investor.. and i am trying to figure out why real estate professionals would want to work with a new investor who doesn't have money or credit. but i do need them.

do i need a venture partner for iee/assignes

do i need any kind of venture partner if i just start off with bird dogging deals for other investors or can i make money with out the hassle of trying to find a partner? i started getting my network together and am looking at houses now. i do plan on keeping properties after i get my bank account healthy but for now i am content to just be a middle man. wont always be that way and i am motavated so it will be short order there are no problems only soloutions!!

Need inspiration on No Money Down techniques

I know gifted talkers can get results with desparate sellers but I have not seen any detailed No Money Down techniques here.

Are they working for anyone?

Did you have to pay for a Lawyer to get Started?

Did the Seller accept a delayed Earnest Deposit such as that mentioned in Dean's book named Profit from Real Estate Now!

How much of an Earnest Deposit did you make?

How much total up-front costs did it take for you to get the deal completed.

No luck finding an agent...should I find a seller first?

Well I emailed a handful of real estate agents and have yet to hear from any of them.

I thought that at the very least I would get a yes or no answer. I modified the agent letter in Dean's new book but i guess it sounds too far fetched to say "I plan on submitting on over 100 properties" "Must not be afraid to submit low offers"...

Should I just find a seller and buyer first and then call an agent to see if he/she would like to be a part of the pending transaction? I really don't know what should be done first to get this ball rolling...any advice will be appreciated.

ok i am ready to get this show on the road! but i have limitations to over come at this time i am not able to make use of the automated marketing. is there a way to still do this on a shoe string budget? and get started
