I keep hearing every said i make money on this deal. But no one ever mention about taxes!!! Do you guy even take that into consideration?

I am very excited to be starting my journal today, 05-14-2009. It was only a few weeks ago, my wife and I got extremely motivated attending Dean's live event in Phoenix. I am still motivated beyond belief, weeks later. We have met so many wonderul investors at Dean's Live Gain the Edge Event and on the DG website. I want to thank eveyone for their positive comments and support. well today we sent our first offer to attorney for review. Once that is done we have our master to work from and put the rest of the offers we have been working on through. We put an ad out on Craig's list and had lots of response but so far all of them have been people that want to lease to own rather than buy out right.

I just finished posting ads on craigs list to find a mortgage broker and a real estate agent. I just used the text from the book to use in my ad. I hope it isn't too long and get some responses.

May 13th, 2009 | posted by dredeyIn 05' house sold for $225k. Single family. New roof, electrical, floors, hot water heater, all new windows, kitchen, new bathroom. All installed in 05'. House has 3br 1 1/2 large flat yard, one car garage. 500ft from beaches. MLS list on for one day when I made an offer. Bank owned. I closed May 7th for $96,000. Latest Appraisal is double what I paid. No repairs needed by me. Changed the locks and just have to fill it with tenants. Showed it to 3 couples yesterday and they all want it. Have many more showings this week lined up also. Finally after looking at feels like 500 houses.

My business partner and myself attended the conference in Arizona in Apr\09 and loved everything about it and left there with the knowledge and the inspiration to start making money right away. We are hoping that we will return next year, and catch up with everyone on their progress, and inspire people as we were inspired by so many.

May 12th, 2009 | posted by matiI finally have my first deal in hand and i'm ready to jump into the fire!!! I have just had my first offer accepted on an REO in New Jersey. It is great to know that i have come 50% of the way, the remaining journey will be assigning the deal.
