I saw Dean's ad on TV a few times. Just after that I was laid off from Selling cars. I enrolled in the PMI Success Academy. When I was divorced from the car industry my self esteem was lost.
I have been taking the courses, setting up an office, and going to Real Estate club meetings. I've read two of Dean's books and a third is on the way.
I have been talking to the coaches and my good self esteem is standing in recently and it feels really great.
I am growing in mind again. I feel the strength of positive voice.

I been working my butt off. Finding deal and the buyer I have are all talk. I'm sick of them and I am looking for new one. Some time I want to give up on it. I'm in the success academy class I get good infor. So tell me would you buy this house asking 115k repair 80-90k after repair 309,102 1920 Victorian in very nice area.
lot 5625 sqft 1920 my comp number was on point. I have three more home but I'm going to get equity out of my home and buy it myself. Pay off the academy and re think this. I need cash not some one takeing up my time. Well I feel better I got it off my ches. Until next time go get that deal. Smiling

Foreclosure (REALLY Great DEAL)

Hello everyone,

I have been really looking hard for really good deals. I have been wanting to work on doing assignments, but I found this really good deal on a foreclosure.

This foreclosure is a double lot with a 1392 sq. ft. home, partially fenced, and spacious rooms. They want 75,900 for the home. I have a couple investors that I can call to see about buying the home.

My question is can I handle this like an assignment and make $10,000-$30,000 on this property. It is too good of a deal to let it slip through my fingers. Can you give me some advice on how to handle this deal before it falls through the cracks?

HELP!!!!

Although I have about 5 REA business cards in hand, I still haven't found the right fit for my business. So today I placed another ad on Kijiji (More popular than craigslist in Canada.) And I have also read that Matt had some success with ReMax so I'm going to contact a few offices today and ask the receptionist which of the agents generally works with investors. I'll talk to them. See if were on the same page. And then take it from there. Updates on this soon!

Jimmy Balter's Journal

This is new for me. I never thought about keeping a journal, but decided to anyway.

I am giving it another go. I failed in the past because I was not properly prepared. Thanks to Deans two books, Profit Now and Your Town, I am in a position to really get going.

This forum and community also helps in a huge way. Here is what I have done so far.

1. Read the books and decided to focus on probate properties and bread and butter type homes, 3/2, 1500 to 2200 square feet homes in blue collar nighborhoods.

2. Looked in the real estate section of the yellow pages under real estate consultants and similar categories and called several. Found out they buy deals and started a relationship.

3. Took a hard look at my finances and decided which techniques I need to use to get started.

Gold Bar-Gary's video blog possibility

I recall Rina posting about video blogging but I have not seen an actual section where video blogs can be added on here as an active forum. Yes, I've seen the ones posted on Dean's media which are great! I will be filming some properties tomorrow that are vacant so I'd like to show what I do to find the owners and get my phone to ring with people wanting to sell.

Is anyone else interested in sharing what they do via video as a tool to newbies and seasoned investors? I think this would be a great addition to the site.

New Real Estate Investor---CT

I am new to Dean program, and I have signed up for the three day classes in my City, looking forward to it; I started reading the material I receive at the workshop and so amazing; my husband and I have a few properties with no mortgage, but because of in experience we have them with tenants but not making the money we should;we are also low on cash; since I went to the workshop and start following some of the steps, we have found mad deals in our area, but guess what? we do not know how to make the deals; so if anyone can help us. Example a we found a REO property banking asking for $16,000, a tenant is still there but will be evicted, we were not able to see inside for this reason, but the outside looks great; how can we make an offer of no money down to the bank?

Someone Please Help!!!!!

I have my first deal under contract with with the bank for 115,000, but I dont have a buyer for the property yet and I have 30 days to close. The ARV is around 190000 and the property is in perfect condition. I dont know where to go from here I tried marketing it over almost every classified ad site and still no calls. I am about to rip my hair out can someone please give me some guidance as to what to do with this!!!

Hi DG family i just landed a contract fBO the home is a 4br 2bath finish basement an a 1car garage in areal nice neighborhood close to transportation,park,shopping area and a good school system, Which i was able to get it under contract for 25k off asking price but the FMV of the home range 360k-422k. this will be my first and surely not my last if every thing goes well.
