tenant selection

hello family, i know i haven't been on for awhile but i've been studding dean's books and his course. while on the site i heard dean speak about finding tenants. i wanted to let everyone know about a book i picked up and read that i think would help in that area. the name of the book is "how to find that quality tenant, the five simple steps of tenant selection". the author is don conrad. if you get a chance pick up a copy i think you will find a lot of useful information in this book.

Big Hello to all of you DG Members!

I have been meaning to start this journal for about the last week now but been caught up with putting together my first deal...Which BTW-Just fell through as the bank just accepted another offer on the property...Oh well...Moving on...

I have just started with my investing career...My lovely wife Tracy, turned me on to Dean's Great materials...When I'm not out performing or trying to spend some QT with the family, I'm either buried in one of Dean's books or researching properties online in Connecticut...

I have 4 other properties that I'm currently looking into...A couple of Multi-Family (lease with option for pos. cash flow), a REO (assign or buy using hard money lender) and a single family FSBO (assign to buyer)...

A Dj Taking on the real estate investing world can it work?

Hello Everyone

Yes, I am A DJ I have played around the world to millions and I have been able to see thousands of people become independent of their boss from real estate one of the gurus is even a friend of mine. I will not give their name but I did DJ his wedding anniversary as well as both kids graduations. Giving him all the respect due I just couldn't make money in his program.

More eager than ever to start REI...NEED ENCOURAGEMENT

Well I bought Dean's Book "Be a Real Estate Millionaire" about a year ago from BAM and read it cover to cover. Did nothing with it. Then I bought "Profit From Real Estate Right Now" about a month ago and are reading it again. I've been on the DG website everyday since joining just looking at other journals and posts trying to soak in more knowledge.

1st Deal in less than a month! UPDATE !

I am on my way to a first Deal! I found a house for sale by owner, posted bandit signs, found a buyer for 3000.00 down 700.00 a month. I am going to do a sandwich lease on the property, offering the seller, 1000.00 down and make his payments for him.. I should come out with 2000. and a monthly cash flow of around 200.00. With a minimum of a two year lease, if the buyer doesn't want to buy after 2yrs, I will re-negotiate the lease and I have a property for 1000.00 down with none of my own money! How about that for a first deal! I will keep you posted on my success! So, for all of the people that say this doesn't work, I say try and see! Get motivated, get out there and as Dean says.. Just DO IT ! Kevin

this is our first attempt at blogging our REI story.

still fired up from edge 2010

Hi everybody the edge was more than I expected now i am on my way I have a real estate person that i am going to interview on monday i have 5 investors and on my way to getting more, having my web site professionally set up hopefully through this real estate lady i can get the rest of my team set up i am going to have her pull the last 90 days of sales find the cash buyers and send them letters. going to go through my customer list of marble customers and see what investors i can find then I am going to call banks next week to find ones who do not require seasoning, so i can present this to my potential buyers. There is so much more that I received from the edge and thanks to all the items dean has given to us proptrend,probate finders total view.

Alrighty gang here we go... It's official I have launched my REI career by enrolling in the Success Academy. My orientation is on Monday. Can't really say that I am afraid or scared. I know that I can do this and that there's NOTHING that will get in my way. I have the time and the steps are just that, if I take those steps that will lead to success and a much brighter future.
