Have had a few days that I have not been 100% investor. My aunt is checking out from cancer, a horse that I love dearly is leaving, my mother was visiting and she is losing it, but I have managed to find another property to check out Monday. Found a possible buyer for some of these investments we have been finding on Deans site. Smiling My son found out some interesting info at our County Departments about probates. My husband found a possible new house to check out. and here I am waiting for mom to get ready putting down stuff in my journal. Will set up appointment with the attorney we have found on Monday to talk about how to match a good deal with an investor and I want to find that Probate finder on Deans site. Hopefully I will get some info on Carol's site.

So I approach a FSBO and ask what types of questions

2nd after I have the information am I to go to a site and see what the property is worth...what do I look for specifically?

well i have ent to a seminar that cost thousands of dollars, was it worth it, maybe I walked away with a bit more knowledge than when i came in. I learned that you could erase debt legally!

1st Offer on a Property

I've come across a property in the Orlando area. Is a 4br 2ba house that was in the process of being remodeled and the owner ran out of money. It is selling for $50,000. I talked with the owner and he said he would take a verbal offer with me sending such in an email. I stated that I'd be getting a hard money lender. He is an ivester with alot of houses to rehab and decided to sell this one. Since he has so many, this is the second offer that I submitted to him.

Owner Financing

Purchase Price: $53,900
Down Payment: $ 1,000
Interest Rate: 4.75
Term: 15years
Taxes & Insurance to be paid by buyer
Closing Cost: $2,500 paid by seller
No Prepayment penalties

Well I didn't do to much this weekend. But I am back on it today. Well actually I did look at 5 houses going to auction. There I go, not giving myself enough credit. in my church I have a lot of real estate professionals, contractors, etc (probably just gave you an idea) but don't know what to really use them for, do I tell the real estate agents to mail me info on clients seeking/and or selling, I know I got to make a buyers list. gotta start, I'm buy a cell and put bandit signs for motivated sellers. but yea what do I use the agents for?
