Took action yesterday after church. Looked at several properties and wrote down the contact numbers and addresses. I also met a nice lady who gave me some encouragement, tips about real estate, and the neighborhood I was in. Today was a little slower; flat tire and car trouble, but I was still able to look at a couple of properties and get the contact info. So all is Well! Until Tomorrow DG Fam! Take Care and GOD BLESS!

I know most of you are already familiar with what I am going to share, but the teacher in me is telling me to share this anyway. Hope it is helpful in some way. Or even just a refresher for all of you that are getting it done. Anyway, I was reading in Profit From Real Estate Right Now and I got to the part where Dean talks about finding distressed properties. Great section of the book and I really enjoyed it. Help need a form to hold a property..which one to use??

Which form is the best form to use under student resources if i would like to tie up a property. I would like to just put an offer on it and hold it then assign to an investor.

Looking for buyer or an Partner Investor

hello to all members, I've done a some birdbog deals here in the Miami area with investor's just by word of month and gotten paid for them, but always felt that this is not the right way of doing these deals and selling myself short, I need help getting it organized, I've also done one rehab with hard money lender were I got intouch with the local Real Estate club, I sold it and just broke even. I contracted a rehabber and did the work with him. would like to continue learning about real estate and learn all i can. I did not have a good start but need to continue, any help would be greatly appreciated. I can birdbog for anyone that is interested and looking for properties here in Southern Florida.

O.K. I am home after a weekend with just my girl friends and I come home to a husband that is all freecked out that we are going to crash and burn. "How are we going to make this work? No money down, it doesn't happen, Bla Bla Bla!" SO here I am getting to work on Sunday night. UGGGHHHH! I wish he knew what he does to me. Tomorrow I will contact the real estate attorney, and do as much as I can on my list. I have those auction houses, but I will have to see how it all works. What deals they could be!

Day 1 to financial freedom

I started out by putting ads on CL posting more ads to find investors and build my buyers list. Emailing banks and asking to be on their email list for all current REOs, Emailing Realtors and asking them to run a search for me. (high priced, 150-200days on MLS)

Tomorrow morning I'm going to get the paper bright and early and look for "we buy houses ads" and continue to build buyers list. My goal is to make my 1st deal in the next 1-2 months.

I will post back when I have a decent buyers list and start making very low offers on houses. (25:1) Matt Larsons strategy. I will report back in a few days!

Today been doing my class and looking websites to see what is what. About hr go i talk to someone who i knew for 16 yr and i know they are Real Estate Agent and we talk for a hr. My parter is welling to work with me that made my day to hear someone is gone to work with me yessssssss it feel so good right i got this hight and right now that hight is way up there. Now i have to do my buyers list now and get ads out there too.
That yes mean alot to me right. I have alot of work to do and i need to get busy with it. It time to get my work done here.

well i am getting ready to do my first deal and guess what it is a deed, the house is ugly but its cheap and i can see potential in it and i can rent it! i am happy i started with nothing and i am trying hard i am on this computer like a crack-head night and day with the exception of playing with my children checking on book sales which by the way there are none!!

Is a "subject to" deal assignable?

An investor that I contacted said he only does " subject to" deals. I am wondering. If it would be better to lock it up under my own terms and assign it. Or introduce the investor to the seller and let him do the rest. If I don't lock it up and assign it. How do I assure myself that I will get paid by the investor.

Also: another investor that I contacted to put on my buyers list said he's not looking to buy anymore. But he said he has 2 rentals that he wants to sell but hasn't put on the market yet. It's a total of 4 apartments.3 of which are currently rented. Is this a good opportunity for me to create some cash flow. Or maybe live for free? I'm still honing my skills on determining a great deal.
