Do you send out letters to potential sellers who are currently in the "pre-foreclosure" process?

In the beginning I sent out over 2000. I got back about a 10% reply. But most was so far behind I couldn't do anything with them. I still get calls every now and then from letters I sent over a year ago.

I am in an area that has very little activity as far as someone flipping properties. We have such a steady rate of prices and they don't go up or down very much. I talked to a RE agent and she said it is not likely I would be able to make any money doing those sorts of deals here.

Where do any of you find your properties and how do you get buyers and sellers that are not in your area.

Its the same way here in clarksville. That is what got me into doing the subject to. Their are always people moving for what ever the reason and they don't want two house payments are have to mess with renters.

Hey Randy dandy...I hope all is well in Clarksville today. You know I have never done a subject to deal. All my deals are cash only so far (knock on wood).
When you approach a owner/seller...what do you say to them to convince them that subject to deals are the way to go?
What do they say when they find out you are going to put a buyer/leaser in their property with you as the one that handles all transactions?

When someone is upside down and owe more than the property is worth is subject to a good deal for them and the buyer?

Is there anyway you can give a step by step on how you approach and set up a subject to deal? It is very intresting to me. Thanks Randy!

How do you find out which of the banks are considered 'small'? Would it be a bank with only 1 branch, or several local branches? There are SO many banks out here. We all know who the big players are, but how do we determine which ones are the 'small' ones without calling them all?

I find out by going in and talking to them.so far it has work real well. I even have one branch that has 271 BANKS THAT IS WILLING TO WORK WITH ME.
