Earlier this week I was listening to the SFL training modules and I heard Matt Larson share a way the he finds buyers. It is Genius! He said, call your Real Estate Agent and ask him/her to go to the MLS and do a search for ALL cash sales during the past 90 days. I didn't know, and neither did my Realtor, but he was willing to try, and he learned something.

Bad Experience
October 21st, 2010 | posted by mgntexasMy very first wholesale deal turned out to be a bad experience. I felt that I had explained to the Seller how I worked but turned out he did not understand it.
It took the Title Co. about 3 1/2 weeks to tell me if the title was a clean title, so the seller called me, so he could start preparing to sell his house to me but we had done a 90 day contract and he wanted to make the deal asap, so I told him that I needed an end-buyer, just like the contract said, so he decided to cancel the contract.
The first 30 day I tried to whole sale the house without any success, so all I could do was retail the house, and the owner said no. So I lost the deal.
I'm still trying to make my first real deal.
Starting a Probate Offer
October 21st, 2010 | posted by Eugene.AA few weeks ago I found this house that was vacant, and it just so happened that I was across the street talking to a homeowner about a small job that he was needing and in conversation I told him that I also buy houses. He told me that the house across the street was for sale and that I could probably buy it pretty cheap. He had tried to buy it a few months earlier and they were not able to sell it because it was still tied up in Probate.

I Am So Disappointed In Myself!
October 20th, 2010 | posted by WealthyBlessingsI am part of the Success Academy, almost finished with my classroom, have done everything I needed to do and now am stuck! I guess it is because I had a mental setback because my husband was diagnosed with prostrate cancer.
I literally, don't know how to become unstuck. I know what I need to do, it's just doing it! Please help me, I need moral support. I haven't landed my first deal yet and am really in a "funk".

An Owner financed Property.

We had to move out of the other house that we were in and the house that we moved into has the option to buy. The problem is that the house price that he is asking for is $99,000 with an interest rate of 9% and with a down payment of $3,000. The other houses in the area are going in the $59,000-$84,000. With the high end being houses in really good condition. This house is good but not that great and I know that there are several things that need to be done to make it worth that much again. I would like to owner finance it at least till we can either get a loan from a bank or something else comes and we can actually buy it.

As an investor, you get to input into their system exactly what your looking to buy, where, property type, price range etc. Then, instantly, thousands of real estate agents/investors in that area can see exactly what your looking for and can contact you. Its a fantastic service! I highly recommend.

So far I have emailed with a few owners of FSBOs none of which were going to work due to them not being motivated enough to reduce their prices even though I proved they were asking too much as is but no worries we all ended with good terms and a thank you for discussing their motivations.
