South Florida Investor starts matchmaking

Hello everyone,

I am a young investor, just put my first flip property on the market and I am based in south florida. After about 6-7 months of rehabing my property its finally on the market with a local realtor. It came out great and I know I will make a profit.

However, it takes longer than you think to flip a house. I just started reading Dean's 30 days to real estate cash, so now I'm going to try finding deals and buyers to work with for a while so I can have cash flow monthly. This is an awesome site! Are there any other south florida members out there who are doing similar ventures?

How Can I Determine The Appreciation Rate Of a Property

I'm lookng for a way I could determine the appreciation rate or depreciation rate of a property

Can I be successful?

I have these two properties under contract and I cant sale them as a whole sale. I get asked questions like Rent to own buying and partnering up and renovating them.
These are all good and everything but its not what I need. No lender will touch me with the way my bank account looks. I love real estate. It gets my mind focused away from life. No one is buying. Can any one assist me?

It's been Condemned & has $1800 in Code Violation Fines and Back Taxes

This house was a rental, the old lady was not in any hurry to sell. She was holding out for 30K, I tried for weeks to convince her the house was only worth 20K on a good day.

During this time My buyer had called and asked if I had anything for him. I told him about this condemned house with a bad foundation, bad roof, rotted front porch and needing a total rehab. But, the lady wants 30K and I dont think anybody will want it.

Well, lo and behold, he looks it over and tells me to get it on contract becuz he will buy it for 35K
The pre lim report showed $1800 in liens. I finally got Martha (the seller) to sign my contract. Before signing she asks, are you going to pay these liens?

It feels So Good Accomplishing One Of My Goals For This Year

Hello My DG Family,

At the beginning of this year, I wrote down some of my goals which I would like to accomplish.

One of them was that I need a new job and luckily I got one last month and my recent goal which I accomplished was getting business cards. Last week I was able to get in touch with my web designer who works for the same store I have been ordering my bandit signs and my first business cards which was written I got last year "I BUY HOUSES ANY CONDITION (GOOGLE VOICE)"(I thought this was a real business cards which I could give people) Fortunately I took the advice of Mike who is a DG superstar on how he did his own business cards.

SEEKING SOME ADVICE ON A LEASE OPTION DEAL !'M WORKING ON

I found a desperate seller who considered to do a lease option with me on his 2/1 SFH. Currently rented till april 15th.

I sent him the Lease option contract on DG.com like 2-3 weeks ago and he got back to me two days ago after his attorney reviewed it. I was upfront with him on what I was going to do in terms of me not living in the property.

My first initial offer terms was that " This contract is subject to finding a tenant buyer on or before 30 days.

Purchase: $105,000
Seller wouldn't sign the contract until I pay him $7,500 (option) upon contract execution.

I love facing challenges like this because it could help me to be able to know what to do next time in future when I face an another issue similar to this

My Latest wholesale Deal
It’s really amazing how this deal came together. I had been struggling for several months to get some deals going, I had a big wholesale deal and a few other small deals fall thru. I was getting worried and a bit depressed and frustrated.
Then out of nowhere, I got a call on one of my Craig’s list ads.
The seller, a lady named Sandra, tells me she has a duplex that she purchased to fix up, but something came up and now she just wanted to sell it fast. She explained that she had been trying to sell it on CL for 60K. However she’s willing to sell to me for 50K. I then asked, “I have Cash, is that the best you can do?” She then tells me she can do 45 or 40.

What Would You Do If you Were In My Shoes?

I received a missed a call today and I called back the number and it appeared to be a man who ask me if I buy houses. So obviously I said yes. So I asked him how did he hear about us? He told me one of his friends who I had given my business cards in past. Then first asked me how much would I pay for a $175,000 house? I told him I would have to look at the comparable sales because I buy and sell alot of houses and in order for me to do that I have to turn in my money quickly so I don't pay retail prices.

Advise

Is there anyone with advise on getting started investing while currently going through a bankruptcy? I'm in my 2nd year and have 3 more to go. I know I can't go conventional, and I'm sure there has to be a way, I just can't find it to get started. I currently have no financial resources put away anywhere to fund anything myself and due to my situation a loan of any kind is out of the question. Has anyone else been through this or are now going through this but has found a way to circumvent it to get started? If there's anyone out there with any advise, please reply or send me a PM. Thanks
