I have a great realtor that introduced me to a great deal of for closures. I have a great end buyer that I'm working with as well. How do I lock in these for closures and assign them to my end buyer? Please someone help!!!

Understanding Returns in Investment Real Estate

However, real estate is unique in that it has four distinct components of investment return. Essentially, here are the four ways you can make money as a result of real estate ownership:
appreciation in value
cash flows
income tax benefits
mortgage principal pay down
It’s important to note that just because there are several components of returns, that does not mean you will earn money on real estate investments. Many people lose money due to insufficient research and analysis, as well as through unmitigated risk issues. Do your homework before investing in real estate.

I saw a garage ad online and I called the number and it appeared to be the agent helping the owner to do the garage sale since the owner is an old lady. I visited the property last sunday.
This property is off mls 3/2 in a great developing area in miami.
ARV (straight from mls-strong comps) : $491,000
The seller first asking price: $435,000
Repairs: $20,000
My first offer $280,000 and the seller countered back at $400,000. I reoffered again to $350,000 and the seller countered at $385,000. The agent called me this evening and was like thats the sellers last price.
Could Someone Share With Me Some Ghost Ads I Could use To Attract Renters
February 25th, 2014 | posted by tcmiamiI just got off the phone with an investor/seller who had called me off my ghost ad for lease option targeting sellers. This property is a condo in miami. Asking rent :$1,300
I built some rapport with him and I ask if he could tell more about this property..then I told him it seems like a property just what we are looking for. THe most important thing for us is that we are looking for a long term lease with an option to buy the property now or in future. So I asked him " have you considered selling down the road. He said "NO".. thats the only property he has free and clear.
So I was like "I forgot to let you know we are investors, are you looking to buy more rental properties, he was like No but he has buyers"..

NOT SURE WHICH CONTRACT TO USE WHEN MAKING AN OFFER ON A MOBILE HOME

I found a FSBO last 2 weeks ago. This property is a mobile home 2/2 and she was asking $4,000. The property needs repairs of $2,000 (kitchen roof leaking) she awes 3,300 on the roof done which wasn't paid off. Seller motivated: she is sick and the property is vacant.
Actually, this would be my first time making an offer on a mobile house and I wanted to use the regular SALE AND PURCHASE CONTRACT but I wanted to seek for some advice from my fellow DG students if I'm doing the right thing
Here are my questions
1.) Can I be able to pull up comps from mls or just check out the comps on zillow?
I would appreciate a response!!

What's more, the real-estate market is starting to recover: U.S. houses lost $489 billion in value during the first 11 months of 2009, but that was significantly lower than the $3.6 trillion lost during 2008, according to real-estate website Zillow.com.
"We haven't seen home prices this low in so many years, coupled with the rates being so low," says Jill Sjolin, an agent with Windermere Real Estate in Woodinville, Wash., who specializes in investment properties. "When the money is cheap to borrow and the houses are cheap to buy, it's absolutely the best time to invest."

Not Always Location Location
February 24th, 2014 | posted by randybailiffHere’s a teeny weeny deal me and my business partner did, which to me makes a mockery of the overused real estate mantra ‘Location, location, location’.
In 2003 we brought the worst house in the worst street in a regional town just outside New Zealand’s largest city Auckland. The owners before us had paid 98k in the late 90′s. We had it conditionally signed up at 100k. A last minute negotiation at the lawyers office got it down to 98k plus an early access clause before settlement.
During the settlement period we did a quick renovation ourselves – my partner project manager and me laborer and general dogs body. The house was transformed to the best house on the worst street.
