investor profile questionnaire

does anyone have a nicely formatted investor profile questionnaire that i could use. If it is specific for yourself i could of course modify. I am just getting used to google docs so I'm unable to create one that is as professional in appearance as i would like. Thanks in advice for any and all help!!

Got another accepted friday night. This one was an offer from our big east coast buying trip in ohio. The property was listed for 54,500 then dropped to 49k the week we arrived. The Average sale price for similar homes $54,434 11% above listing price. We offered 40k and the took it. I would have liked to shaved another few grand off but the arv was in the 60's so I think we are ok with the deal. We will Lease option it out like always. House only needs a few things to be 100% ready. That is six deals on this trip so far and we are working on the big six plex combo now...fingers are crossed booooyaaaaaa

I started I guess 3 months ago. Realized that although Dean seems like a nice guy, everyone is different and I only used about 2% of what I learned on his site and book. I realized that I found the exact same info on other sites for free.
Anyway, I went straight to the top. I found the guys (yes all men, no women) that were know across the US and would never in their lifetime call themselves "Gurus". I found their phone numbers (you can find any movie star, model, cross dresser...whatever you are into on the internet.You just need to search without using google, yahoo, bing...) I picked up my phone and they spent hours with me on the phone.

Wholesaled 9 Condos in the last 30 days! 21 total in the last 60 days!!

2 years ago no one would touch a Condo (myself included!)
But with inventory so low and demand so high investors are starting to buy cash flowing Condos! We have concentrated our efforts in certain areas and in Condos where the HOAs are reasonable and their financials are strong. 60 days ago we wholesaled a package of 6 followed by a package of 8.

Fellow DGers, you might want to see if their is demand for Condos in your area!!

Another random deal

Just closed on a 3 bedroom property for $27500 and already had my buyer down Pymnt of 5 k BEFORE I owned it, with a land contract of 5 k down $650 per Mnth for a total sales price of $65,000 with 8% interest to ME !!! I have done this over and over but want to STRESS the importance of creating your buyers list FIRST. Normally I don't buy UNTIL I have my buyer lined up for the property unless it is a killer deal. How do you line up the buyer first ??

My first TWO DEALS in 2 months it worked!!!

I want to first start off by saying thank you Dean and the DG family. I made 18,500.00 on two deals in two months time.

Both deals were intirely different the first deal started off as a assignment then turned into a finders fee However, still got the same fee of $10,000 and a good learning lesson could not believe it.

I did it! My first wholesale deal! Dean you did it! I it was 30 days to Real Estate Cash that got me where I am! Thanks Dean you're awesome! So excited now I really want to get busy...

Deal #9 made 6k! Calitony

so another investor/wholesaler who sent me my 5th deal sent me another deal last mo in Sacramento a burned hm half of it w/burned the front was perfect and the back was charred and guttted.

He assigned it over to me for 100k he had it under contract for 90k and he added his 10k assignment fee & he tried again to get a non refundable deposit upfront and say that the contract was not assignable to anyone else but me of course.

I said no, I dont pay anything upfront "what if something goes wronng?" I said, and also told him "please take out the part of not being able to assign it bc I close these props in my buyers LLC and I am not sure yet which one we will be closingt them in bc I have several partners ok"

HELP! 24 hrs before my deal falls thru!

UPDATE: Just got great news... the seller is dealing with another business deal out of town and we wont be able to close until sometime mid week next week! Yay! So, this gives me 5-6 more days to find an end buyer or partner.
