Considering Deal with iffy comps need advice PLEASE

I have an fsbo deal I'm considering for wholesale but can't find any comps supporting it. There is only one other house in the neighborhood that is under contract at 1400 sq 3 bed 2 bath for 135k. My fsbo is a 4/2 1900sq and I've talked him down to 116k. Tax appraisal says 158k but I know that means little. I'm thinking the house is at 150k but I just can't get comps to support it. Even my agent looked on mls and found only that one. Any suggestions? Don't know if I should proceed since I don't have a firm ARV and unsure what to do. Owner is already a bit edgy and I don't want the hassle if it's not a deal, at the same time if it is a deal....any advice?

MLS offers are coming to us at a % of list price. We are hitting 25-1 on the MLS at 85% of list. Then we are selling to buyers off the 90 day cash solds list. THIS WORKS!!

from bank asset manager off the 400 they sent..OMG
I will lease option it for 2.5k option fee and 700 per month for three years (then sell for 50k) That's a .98 cap rate the first year and I can't even figure the total return because of the other two years and the buy out at the end...Jawdropping!

Deals on Long Island In New York

Hi everyone, I live on Long Island in New York. My partner lives in Manhattan. Right now, we are working on finding deals In Nassau and Suffolk County on Long Island. I have an outstanding political contact that gave me a list of about 30 addresses AND the SCTM# to homes that are abandoned and foreclosed. We drove around and looked at all the properties and they are awesome and in prime areas. These properties have not gone to the realtors and are bank owned. How do I get the banks or the banks attorneys to talk to me and allow me to make a cash offer? I have all the cash buyers I need and I'm so frustrated. I have tried twice and no offense to those in the business, but these people are rude and obnoxious.

Ok so all is going great am at a level of supreme confidence, I just did my 8th deal! 7k coming to me from my buyer & he put 40k in to escrow non refundable so he is defintely closing on the prop, deal should close Tue 3/31st, I wrote about this deal a wk ago thinking I had lost it.

So I locked the deal up from 25:1 for 370k ,ARV 520k rehab 60k buyer w/make 50k (bc he has cheap labor his own $ not using hard money & uses cheaper but good materials from Mex)
