I used my rules here of, if the house is in a good growing area, is a 3/1 min, is less than 50k, needs less than 7k in repairs and there is a spread in the ask and arv price then I am in. The counter offers came back about 1,500 to 2,500 above my 65-75% of ask offers...really DEAL. They are all going to be lease options with 3k option, 850 per month and a 20k add on at the end. Oh, and they are all no money out of pocket deals... Do you still think that you can't do this. YOU CAN....AND I BELIEVE IN YOU SO GO DO IT.....
