Roberta and I just got back from a two and a half week training and house buying trip in four states. Yes, that is four and yes I am whopped. But, I wanted to share with you that what Dean teaches and what we twist and turn from those teachings works and works well. Below are the five deals already accepted on homes in Ohio. On average we paid 28.2k for each home and averaged a 30 cap rate as far as ROI goes. I used my rules here of, if the house is in a good growing area, is a 3/1 min, is less than 50k, needs less than 7k in repairs and there is a spread in the ask and arv price then I am in. The counter offers came back about 1,500 to 2,500 above my 65-75% of ask offers...really DEAL. They are all going to be lease options with 3k option, 850 per month and a 20k add on at the end. Oh, and they are all no money out of pocket deals... Do you still think that you can't do this. YOU CAN....AND I BELIEVE IN YOU SO GO DO IT.....

They already had money built in them before we even started so boooyaaa. Now we get to put families in great homes without doing any repairs...America what a country Keith
