Hopefully someone will get to you soon, but your answer might just be here already. Read through the forums, tell your stories, be a participant. Remember,the squeaky wheel gets the grease.

April 19th, 2008 | posted by nednarb3I completely understand to try and get a steal on a property to either reassign it and walk or rent or flip, etc.
When I was looking at a foreclosure, I had to sign a ton addendums and have a preapproval before the offer. So, with that said, would I still be able to put in my addendums and my clauses too? Or since it is a foreclosure-that's the risk I have to take and that's that???

Starbucks that cost $1800!

Thats true a venti white chocolate mocha will run you about $4.40 per cup. Take that number times everyday of the year (with tip) and you have nearly $2000 per year in coffee bills. What was that?

I am new investor in Las Vegas, and I just got a connected with a company in La Mesa, CA as a bird dog.
In my first week, I found a bunch of foreclosure properties. I then email the listing agents and inquire specific information regarding their properties. I introduce myself and explaining that I can find buyers for their properties.
I have been waiting and waiting, and no body responded.
I am frustated, why these people did not take this thing seriously?
I did the craigslist too but no one answered.
Does anybody have any advice on how to do this task effectively?

I have seen it on a few information sheets I've checked on and cannot find the term in any real estate glossary page, etc.

Sole Proprietorship or LLC?

On of my assignments for this week is to name and set up a business to put our rental properties under. I have the name, but I'm not sure if I should go with a sole-proprietorship or an LLC (or something else?). I've read a lot about both but don't really know enough. Can anyone give me pros & cons from their own experience? I would be very grateful. I'll be calling the ITS Advisory Line tomorrow, but I thought I could get some good info from those of you who've been doing this for years.
