Over the years, as I become more financially educated, I came to define the four conditions of money in the following way:

1. Dead: money that earns interest below the inflation rate. (4% or Less)

2. Safe: money that earns interest at or just above the inflation rate. (5% - 8%)

3. Healthy: money that earns interest well above the inflation rate. (9% - 12%)

4. Wealthy: money that earns interest that is above that for healthy money. (Above 12%)

Most people, I would say, that start in real estate has fear when investing. Some times these fears stop the potential investor from investing.

One of the fears that hindered my investing for some time was my age. I was afraid that others would look at me and because of my age would decide not to work with me.

I overcame this was by learning everything I could. I wanted to know real estate better than every other person. I wanted the confidence to confront anyone that I worked with. There is so much good information such as Dean's information I could do this.

What do you think is the best way and best questions to find a "good" Realtor. I define a good Realtor as someone that can actual help me invest in real estate and that truly understands the investing side of real estate instead of just what they are taught in 90 or so hours of course work.

I dont know exactly where this came from but my 15 year old son walked into the room tonight and handed me a paper entitled, The 4 Stages of Growth On The Path To A Million and told me that I should put it above my computer....to add it to my daily collection of materials on how I was going to BECOME A REAL ESTATE MILLIONAIRE!

I am always trying to protect my time. It is the only thing in life that isn't abundant. Although I work very hard at real estate and I take it very seriously, I try to stay focused on the important tasks. Once I learn how to do something that is important but not hard to learn I try to get someone else to do it for me. For example, I learned early on that I was not a painter, carpenter, electricion, plumber, and on and on. I am not saying I haven't done each and everyone of those tasks, because I have, but there are a lot more people out there better at it than me.

I found a few websites that may be helpful in your search for investments. RealtyTrac.com, Rehablist.com, Bid4assets.com and williamsauctions.com. These websites save you alot of time in offering majority of the properties information.

This site continues to grow at a very fast pace. There are more memebers joining every day. I am learning from every one. I mentioned in another post that for DG.com to become great everyone on this site must become great. As we all improve the topics we talk about continue to get better synergisticly. Iron sharpens iron. I am always challenged to try to do my part and contribute meaningful posts. The thing I would like to see everyone start implementing because it has helped me so much is-PDCA (plan,do,check, adjust).

My spouse/ partner stays worried that this is a bad idea... i keep trying to reassure him that i have a good feeling about this and i will work, but it gets hard to stay motivated when there is so much negative energy around.

Hello everyone... I just started reading the book and am very curious about what Dean calls his "Wholesale" deals. Where you agree to purchace a propperty in forecloser and pass it off to another potential buyer... then charge a finders fee (usually 2-3%).

I understand how to find a house that is in forecloser... my question is how do you go about finding potential buyers to pass the house onto? I don't want to agree to purchace the house with out having someone ready to take it off my hands.

Please help me with this area. Thank you.
