Double agents..........

HI,
I was wondering if anyone has run into a situation like this before and how they remedied it.

I recently found a property management company who is good and very specific about the properties they manage for the right reasons. When first talking to this mgt co the gentleman asked if he could also be my agent. I politely told him that I just started researching the area and wanted to have some time to go for it myself. I said that if I did indeed want an agent he would be the first I'd consider. He said he understood and was very helpful about questions for the next several days.

transfer value

I have seen this term "transfer value" on a few information sheets that I have looked at on line. However, try as I might, I cannot find information (glossary of real estate terms for example) that tells me what this phrase actually means.
Any help? Thanks in advance!

Getting 'general' value on forclosures

I found that the Yahoo Real Estate site was pretty good at giving me an estimated value on the properties I found on the 4closure alert web site.
It is only a general value given the area and past stats, but the site also tells you what the house last sold for and when and the tax value.
I will not hold too much stock in the values given but I find it helpful to get at least an idea given that many of the forclosures listed do not give a value.

Forms for the contractor work

If we are the ones doing the work, but want to apply for a loan for the work. Where do I get forms to summit to the bank?

due on sale clause

Hi all,
I'm working a a lease purchase deal and the owner called me expressing worry over the 'due on sale clause'. Has anybody had any experience with this objection? Also, are banks going to really demand payment of the loan if the seller is involved in a lease/option?

Quit Claim

I want to do a quit claim and put myu house in my companys name. I asked my local laywer for a quit claim form and he said there is no such form. He said he can put toghther a quit claim deed and the fee was 150 plus expenses. Has anyone ever done a quit claim, is he right or is there a form I can just fil out?

When buying a FSBO where there is no sellers agent nor buyers agent, who pays for the lawyer fees title search ect.?
