Marketing to Buyers and Sellers

I have read book after book, and I took course after course and I have paid out all this money, including to Dean's students(Matt Larsen and the other guy) and I still have not made a single dime. I tried their strategies and I realize there is something I am not getting. What is it? I found buyers but they want to take weeks before giving me an answer on a property or they don't contact me at all. Yet, I still haven't given up. But I am giving up paying another guru a dime of my small, yet hard earning money, to take more courses and still not make a dime.

I am currently reading Deans new 30 days to cash real estate book, and I completely love. I'm 47 pages into it and I'm in the process of filling my buckets of buyers and sellers. I have a friend that is looking to purchase a primary home in the $13,000 to $20,000 range with cash. Any quick tips on the best way to help her find a home without her needing to pay a realtor? And how to I profit from this deal when I find her a home?

I'm in the Atlanta area, but I want to do some marketing in the Hawaii area (the island of Oahu). I know some investors who will be relocating there soon, and want to get a head start on leads.

Does anyone know of a company that operates out there that will put up bandit signs for me?

Has or does anyone use the Zbuyer service to find motivated sellers and cash buyers. Is this a good service worth the money or is it a scam? Can you use it for matching up motivated sellers and cash buyers?

I contacted a cash buyer and he was extremely interested in what I had to say. I'm new at this and still a little nervous. Anyway, he asked me how I got paid. Does anyone have an excellent, encouraging and optimistic way of answering this question to the cash buyer???

I am trying to locate FSBO's on Craigslist but when I come across an ad with a property that looks promising it turns out it is actually a wholesaler who has placed the ad looking for a buyer. Perhaps I am not seeing the potential but I am getting frustrated running into wholesalers with every ad.

I am starting to wonder if actual sellers place ads on Craigslist or only wholesalers ? I search daily and daily I continue to get properties being sold by wholesalers- am I wasting my time trying to find true FSBO and not wholesalers on Craigslist ? As I said before perhaps I am not seeing the potential here any other view point would be appreciated. I have had great success with locating FSBO's on Zillow, ebay and other sites but not Craigslist.
