How do I "SCREEN" an assignee investor???

Ok, here's the scenario:

I find a really great deal on a house and lock it up under contract. I've already worked to build up my buyer's list, so I send out an e-mail of the house. Someone responds who seems very interested...

Now, how do I ensure that they aren't just interested, but RELIABLE? How do I know that they have a legitimate source of funds? Is there a way to "SCREEN" them or require that they provide something to me? Credit report? List of past investment properties? The name of their hard money lender?

Internet Ads.

I know that many of us have talked about, answered and posted ads on various Internet sites for sellers, buyers, investors, agents, brokers, attorneys. etc..
I think that it would be helpful for everyone on the site if we post any ads that have been particularly successful here in one place. The posts for ads are great but they are all over the place and I think that it might be helpful for everyone if they were easy to get to and all in one forum topic!

Using Realtors to your advantage

In addition to using your own realtor to find great deals, you can use other agents to build your buyers list. It occurred to me as I collected the pile of business cards off the counter of a house we purchased this week that here was my connection to every person that may have been interested in this house. As I looked at each agent's business card I thought "This represents a client that this realtor brought through because they were interested in something in this neighborhood".

Networking can be a fantastic way of finding properties.

Working with investors and others at your local real estate investment club can yield extra properties per year. Some people have complained that one hour in travel is not worth going to a real estate club. If going to a real estate club made you an extra $20,000 a year is the travel and time worth it?

Looking for some advice with wholesaling

Hi Everyone,

I am a newbie and following Matt Larson's REPS course to get started with wholesaling. Have not completed a deal yet.

I put out bandit signs last weekend to find buyers - had a pretty good response and now have a buyers list. I also have a realtor sending me MLS distressed listings and have found a Real Estate Attorney to work with.

I put out bandit signs this morning to find sellers/deals. I'm going to follow Matt's formula to find ARV and rehab cost and include my profit to determine my offer price.

So I'm being optimistic and want to be prepared to make offers and get some accepted. Once I get a property under contract, I will include the 14 day inspection period to allow me time to find a buyer.
