this is my very first post so I hope I do this right.My question is as a wholesaler, what would be a good 30 sec elevator speech for home owners that call me that I market to.I've had them ask me " ok I got your letter , so what do you do"? Thanks in advance.
Hey everyone, I created this post to get feedback from my DG family on how many calls are you receiving from putting out bandit signs in your area? The reason I'm asking is because I'm not getting as many calls as I did when I was putting out signs in 2013-2014. I don't know if my market is drying up or sellers are getting bombarded with WE BUY House signs from all over the place. Especially I feel now in 2015 everyone is trying out wholesaling.
Well, where I live in WTBY, CT and I'm putting out 20-25 signs every weekend. This past weekend I received 3 calls that are now leads. Last weekend I got only 1 call. The weekend before I got 0 calls.
In 2013-2014 I was averaging 2-4 calls a day on the weekends when I put out 20-25 signs.
ok guys two questions one post. My first question is does anyone buy leads and if so what companies do you use? my second question is, I know I don't need a website but I feel like I have to have one. What companies would someone suggest?

I'm trying to find a real estate agent and I have been using the script and found out the hot spots are, but there are trying to find out if I have a proof of funds before they send me listings via email.
I was wondering how I can set up a proof of funds.

I've been starting to pass out business cards at places that allow me to have them out for customers to see them. You know, gas stations, quick-e-marts, cash advance places, laundry mats and others. The card Reads in large print "Joe Buys Houses - Any Situation - (phone number)". It's black text on yellow background.
I was wondering who else is doing something like this with biz cards. What kinds of results are you getting?

Something I would like to add is Facebook Advertising. I know a lot of agents out there advertise "Free Home Evaluations"... This type of tactic working for fellow investors or you have other tactics that are currently working for you? Thank you
When starting out wholesaling, is it a good idea to get with an agent to get potential deals from the MLS or seek FSBO's through effective marketing? It seems like there would be more competition with MLS properties. So what are my chances of getting a property at a huge discount when there are others willing to pay much more? If that's true, do I really need an agent if I'm wholesaling properties? Please help me get started!
May 1st 2015 I am taking my real estate investing seriously, and now I am working on getting my first deal. Just a bit of information I live in Delaware.
Being a loan officer for over 10 years I understand the finance side, and I feel very comfortable speaking the language of real estate and speaking with real estate professionals and people in general.
So, I'm hoping what I know will shorten my learning curve. But, here's the problem; I've never been good at marketing my business. But, I've been good at marketing myself.
