Marketing to Buyers and Sellers

Confused and Frustrated

I'm a wholesaler and i just got off the phone with a guy that has properties for sale, who also owns a Real Estate company! I had one of his properties under contract to pitch to some Buyers and I also put it on Craigslist! He said that he couldn't do business with me because he could get in trouble due to me advertising his property for sale! Is this true or he's just not use to dealing with wholesalers!

Recommendations for direct mailing list companies

Has anyone had any luck using a specific vendor for a direct mailing list that is simple and cost effective to use?

If so, I would love a recommendation.

The ones I have seen seem to be overly complicated and not super clear as to what Dean and Matt suggest. To my understanding they recommend:

1) Non-owner occupied homes
2) No mortgage owed on the home

I can't seem to find a easy to use direct mailing list company online that specifically state those two options.

Any suggestions of how to set up a customer list besides those two things?

It was suppose to be an "over-the-shoulder" look at Matt doing deals.

abandon properties

Hi DG family,
I what to do some more mailings to home owners, but this time I'd like to focus on vacant/abandon proerties, but how do I find home owners that have these vacant/abandon properties? I do drive for dollars, but I need to find more of these types of properties. Is there another way?

Local Market

I have a question that I hope someone can help me out with. I live in a small town in Indiana, about 25 minutes from the south side of Indianapolis. When I read Dean's books he says to start in your local market. Now with my local market being a small town should I try to add Indianapolis into my market or is that doing to much to fast?

Wholesale deals going no where!!

Hi DG family members

My name is Said Mahdavi and started wholesaling in San Diego after the 2015 Edge Event. So my first deal in June went pretty smoothly and was able to find a buyer off my short buyer list and even got paid my assignment fee in advance before escrow closing. However, I've had 3 more deals and was on my 4th deal till just yesterday and I had to cancel escrow again because from my long list of buyers nobody wanted to step forward. Most buyers told me that the numbers did not work and they were not making any money considering the as-is cash price + rehab + selling cost (4% of ARV) + holding cost (average 7% of as-is price), some guesstimated the rehab to be more money.

Marketing to Sellers for L/O or Owner Financing Deals

Hi All!

I'm on a budget and planning on sending an email campaign to FSBO sellers on-line to find motivated sellers that will consider doing lease option or owner financed deals.

Some investors say avoid using terms like "lease option", "lease purchase" or "rent to own" because some sellers don't really understand the terms or may be confused.

I know "rent" has a negative connotation with sellers. They think of renters not paying and tearing up their house. When you call them they say "they want to SELL NOT Rent their house!"

What about something like...."would you consider leasing your property for 12 - 18 mos. and then selling at the end of the lease?"

We get calls all the time from buyers, sellers, contractors, inspectors,painters etc. etc. that see my truck.
