OfflineHows it going all my DG friends ? Just wanted to share a deal i just closed on last week. It was a bank foreclosure. Was a 2 Bedrm house in Warwick RI. ARV: 125,000. Needed just some cosmetics, clean up. About $20,000 in repairs. Bank wanted $52,000. I Offered 45,000,and first try they took it. lol. House was only only on the market 1 week,and i jumped on it from the mls when the listing came out at 4 am in the morning.. lol !! I Flipped it to my cash investor for $1000. And only reason why i let it go cheap was because the investor wanted to live it,and hes a strong buyer so i let it go cheap,to develop a good report with my buyer to entice him to want to do more deals from me. We closed last week,and i picked up my check from him personally outside of closing. Now i got another lead from a gentlemen dad died wants to sell quick. I'll keep ya posted on that one. But to all you struggling wholesalers out there trying to get your first deal.. I struggled for awhile myself like a yr,and was ready to give up. I Just sat back said something im doing must not be right... I said i got it. I went back to the basics of what dean says. MARKETING IS KEY !!! You got to let people know what you do. So my first step, i went ordered 100 bandit signs from dirt cheap signs.com. There the cheapest ive found on the web. I then started putting out 20-50 bandit signs out on the weekend, from fri to sun, then go pick them up. I would always put the signs in diff areas, diff towns, switch em up. Then Bammmm here come the calls. Now im doing things the right way i guess. lol !! So wholesalers if ya wanna get your phone ringing,and get your first deal then go order 100 bandit signs,and put out 20-40 fri to sun,and continue doing it. You gotta be consistent. Calls will come in trust me !!! Now im on a roll doing a min of 1 deal a month. Life is good,and im now convinced this works if you work the steps. Hope i encouraged you all and gave you a tip to help you go get that 1st deal, or others after? GOD BLESS !!

If the sign police don't go through on Monday morning, you are better off leaving them up. A little more exposure.
I have also found that it depends on the neighborhoods where you are posting. If you are in nicer neighborhoods, they may tear them down and you may even get a phone call about removing them. If your target zone is a more depressed area like mine is, they never take them down. They are glad you are there to fix up their neighborhood.
