Tonight im sending emails to a couple of my buyers that I stay in touch with to let them know im on the hunt again!

Picked myself up wipe the dust off and get back to work.

Found a house that has that look of nobody taking care of you guys know the look, the place was wide open (doors) power still on heat everything. There was crap thrown everywhere no fridge,stove,beds, food nothing that implies people live here.
I think I found a house someone just packed up and left in a hurry, tomorrow im going to tax office to find who's paying the taxes and get ahold of them if info is correct hopefully out of state and see what's up.

Feels good to back to work.

No going anywhere today bummer. Got a call today from a buyer I know and he said he is looking for some land to buy, hmmm whats crazy is the area he is looking for I have land out that way also.
I know the market price and land for sale out there. I told him Im working on a deal out that way and would work him in the deal also if hes interested..What Im thinking is, if I can assign him the deal or double close. Ive already talked the price down low enough but I think its so low to show the buyer what im going to make, 15k.
Hes going to pay 120k, still thinking on this one.

Sense weather should be better tomorrow im going to tax office to get info on who owns the property I found and why im there I will check on other tax delinquent properties, see about their website they have to save me drive time.
Tomorrow im getting with buyer on the land deal he's wanting, need to make sure he is a go and wont back out.

Also going to call Success Academy to make sure all my ducks are in a row, don't want my paperwork to screw me on this deal.

I have talked my daughter(23)into coming with me shhhhh don't tell anyone I said her age lol.

My daughter is getting plane tickets and room all worked out im letting her take care of it just because im teaching her all this as well, Im Dad and I will always help my kids grow no matter what it is.

Looks like it might be Fri morning for us not Thur but that's ok, we all get to meet in person finally.

I've been thinking about this a lot, Im not a people person im going way outside my comfort zone on this and it will show. I don't do large groups well.

Ok I have all the edge trip set and ready, back to work on my plan of action.

Ive setup a magic jack number for my bandit signs and a google voice number for my biz number but I don't have a recorded message for them yet I need to do that.
I still need to update my photo on this site and call friends on here just to connect and talk awhile.

What I was looking for was "homes for rent" numbers, because these are buyers who buy and hold and maybe they want more or they may want to get rid of. Called some and they were management companies, not what I was wanted but I will keep trying.

doesn't mean they want tell you who the owner is. they may give you his/her name or give him/her your name. the more properties they have to manage the more money they make so they have incentive. so try that....

You could have also retained their information for quotes regarding management fees so when you present offers to those very same landlord buyers !

Also to give you specifics when presenting the numbers every opportunity where it may seem closed is really another door open elsewhere

I guess I should have added on my post when I called, it was after hrs and Sunday so nobody was in the office that doesn't mean I just threw the the numbers away lol, I plan on a follow up during office time.
