I fell apart as anyone would do, my world stopped..
Im going to start all over and do this from what Dean teaches us.
Im going to do this as if its day one!!
Im not going on the 30 day, im doing this on a 10hr a week.
Yep that means when life happens and I cant get 10hrs one week, someone kick me in the azz and get me going please!!

I haven't been on here for a while been very busy.
I started a new marketing plan and its been kicking my butt, my phone wont stop ringing and I have been looking at a lot of houses but im getting over priced that their realtor cant sell. Im going to change the wording to narrow down the calls, I wish I could help all of them but I cant numbers have to be right..

Remember, someone is paying those outrageous prices. You just need to sell to them! I offer on over priced stuff all the time. I watch them go in and out of contract and then weeks or months later we pick them up. Remember, no offer, NO CHANCE of making money. Build that list of investor buyers off the 90 day cash solds and then update your mailers every 30 days.

I have added a few spec buyers from the cash solds list but need to keep adding those buyers from the mls list and will. to make it easier to sell these hm's.

as Mike says, keep updating your buyers list... look for buyers of recently sold properties...

I've had some great success from direct mail, but also from recruiting bird dogs. Paying them only if they find a deal you close on.
I pay 2K which is some great incentive and motivation for these finders.
It's great having deals brought to me.

Its been awhile, I have been doing a lot of marketing and word of mouth from throwing my biz cards everywhere and talking with more and more people.
I get so many calls but cant seem to get any under contract, Ive been trying to find a partner that has better negotiating skills to split the deals with while I get better at my own.
If it was easy everyone would be doing it.

I put offers in every week and I know that's a must do...Keeping an eye on them weeks or a months later I haven't been doing hmmm THANKS for the tip.

I try to get the numbers to work on these homes but they don't in my eye.
For example they want 150k, Zillow 150k they all say they look at Zillow and know the price. Of course we have to subtract any fix up, our cost, investor room. I cant get them to go down to 100k, the house doesn't need any work so offer is 120k. Im only looking for 5-10k and they don't budge.
Sounds like everyone is just saying put it under contract for what they want and add 5-10k.
I haven't changed my cards they bring in 5-10 calls a week.

Im trying all marketing and getting great response but then it stops.
I offer for bird dogs also but all come back as foreclosures and banks wont do assignments, I tell them bring more.
You will like this, I took my son (21) flying in my two seater for the first time, he said he would never and now he wants to go more...Hell Yeah...
