I am working hard here in the Hudson Valley to get this started before I go back to work in December.
Thanks for the motivation and inspiration. I thank you especially for the knowledge and experience. Those are the tools I have needed and sought for many years now. I always thought I needed a ton of money to get started, money I would never get without getting started. Now I have started and I know this will work. I am looking forward to relaying info on completed deals and hearing details from others.

Here are some of my favorites!
Here are some of my favorite methods for finding buyers:
Create a simple email stating what you do and that you have the ability to find ridiculous deals. Send that email to people who posted in the "For Rent" (who are often landlords/investors) ads on Craigslist and other sites.
Also do the same (slightly different email) for "handyman" ads since handymen often have a beat on who is a investor and who is looking to buy.
Even further, you can search the "For Sale" section for keywords like "rehab" or "renovated" (and others that indicate a rehab) and send them the email as there is a decent chance they are an investor.
Networking with prop management companies, the gas/water/electric man, postal carrier can be beneficial relationships.
Court records for eviction orders can point you to both investors and deals (an investor dealing with evictions might want a break or out all together and just want the property gone at all cost).
Absentee Owner lists have lots of investors. Many title companies can pull this.
Go to your local tax assessors website. Do a property search of the area. The list should show the name of the owner. If it is a business (LLC, Inc, etc) it is likely an investor. You will probably have to contact them by regular mail since they don't list email addresses in my experience, but solid.
The Association Of Remodeling Contractors is not a bad group to network with since members can provide leads on both buyers and properties for deals.
Now get going! 95%+ of the tedious part of being an investor can be done sitting at your computer copy/pasting emails once you have some leads (you can get a lot leads the same way!). I like a carpet bomb approach of just throwing a ton of hooks in the water. The more hooks, the more deals you can reel in. If you don't know already, you will often find you start with a drought, then it is a sprinkle, and all the sudden it comes pouring in to the point you have enough buyers to move any good deal quickly. Coming up soon, Dean will give you a nice chapter like this on finding those deals.

Dean...the Newsletter was a good reference reading material for all of us. You are the man to be emulated with all your sincere real estate advice and your personal experienced. You motivated a lot of us. I do believe that we need to make actions too on our part. I personally admit that I haven't started it yet but I do believe that once I will start it, it will result into a positive considering all the knowledge that I have learned from reading the books and the reading knowledge acquired from reading all the Dean's family journals. I just finshed DG's book. I am new to this but none less I am very excited, but don't know what it is that I want to focus on. I have no money down living conditions are terrible, lost my job due to lay-off. So how does one go about making money a.s.a.p. the quickest way to get on my feet a dollar at a time? I know I need to pay every-one as far as my agent, the fixer-upper(lol)& many more hands will be out i'm sure, but I don't have it, need to know how to get it. Help me please.. Im all ears.. OMG! This is the best information I have gotten in a long time! My partner in investing and I are VERY excited by "Success Fest," and are particularly impressed by the detailed, nuts-and-bolts nature of the wisdom so far. The newsletter last week was AWESOME, not only as motivation, but as a how-to guide to making deals. Each deal came with the numbers and the strategy used. This made us feel that we could do this, too!.
