Ok yea...The house in taft (van pelt ct) was funded today (not my money,it will close on monday and record the same day). I sold this house for 110k and 73.6k was funded at 6.5% interest to my investor. Guess who gets the $36,319.69 balance? Hip national bank does!!!!! I had 8 hours in this one and about 300 in fuel and meals. That 4.5k per hour....Wow i feel like a lawyer or something....

I got the home for free from my motivated community owner. I put about 3000 into this home, it didn't need a whole lot. I have my worker that does most of the work, he is learning and growing more every day. My buyer bought this for $13500. They gave me $1000 down and I am financing them a loan of $12,500 for 6 years with payments of $244 per month at 12% interest.
Over the loan I will make an additional $5000 with a total over $15500 for the deal.
I love this business, and I'm glad to share success. It is motivating to me to read others success stories, so that is why I posted mine

She had called me about this house way back in 2011 after getting a yellow letter from me. I would call her every couple of months and leave a message saying I am still interested in buying when she is ready to sell. I also told her if she no longer wanted to sell it to let me know and I would stop calling. The last time I left a message for her was back in April of 2012. She called me in November and said they were ready to sell.

They let me know that they are going to down size and buy a trailer in a local trailer park and that they would call to have a check on them. I told them that I wished they could stay but i understood and would tell them my thoughts when they called and would let them know what they told me as well. The park manager called me and I let him know that he would not find better people anywhere. While i had him on the phone i let him know what I do and ask him if I could help him solve any problems he has in the park (oh yea). He told me that it would help him out if I could buy the old units he has taken back for non payment.

this one was purchased from a wholesaler who was a friend of a friend.
i negotiated and paid the wholesale fee and paid 1k down to the owner with him taking back the financing.
it's a 2 unit that has tenants in place in one and needs light rehab on the second. what i liked about it was that with the one unit it cash flows the property $250. per month and the other unit will rent for $650. per month
this real estate stuff is starting to pick up speed,lol.

November 24th, 2012 | posted by keb64For those that worry about the bandit police: I got a call from a guy in taft that wants to sell his house..I ask him were he got my number so that I can compare. He told me it was from a sign at the end of the street (big yellow thing was his words). The house is a 1 bedroom 1 bath on land that he pays rent on (does not own the land). I will have to see the the land owner will sell since he has owned it for over 10 years. I can get the house for 10k or less and the land for 5k i will do it because there are two houses on this lot. He told me the other needs work and they use it for storage only. They should rent for 500 each in that area...Will be some work but worth it bar none...NOW GO GET SOME

We got two emails -one from the homeowner and one from her daughter. These notes exactly WHY we started this business and the money is just a great bonus. We wanted to share them to encourage people to hang in there even if it seems hard, is taking a long time, or if the home owner is having a tough time with the transition.
