First Deal!!!

I know I'm not the most active person on these forums... I'm actually more active on DGIE and lately I haven't even had much time for that. I've honestly been busy building my business!

Anyway... tomorrow morning I'm going to be getting the assignment contract from the seller, signing it, passing it along to my buyer and closing my first REI deal since joining the Success Academy in like April 2011. I didn't do very well on the SA stuff, but being here on DG and especially on DGIE and networking the heck out of the MNREIA has payed huge dividends.

First deal closed

I'm a little late in posting this, but I figured better late than never. I found my first deal in July of this year. Purchased a house that needed some work due to it being a hoarder house where the owners passed away. A lot of the clean up had been done by the family already, but I still had to take out about 8 truck loads of scrap etc.

The owners son who inherited the house wanted nothing to do with it and offered it to me for 60k. I did comps in the area and most homes were between 90k-110k. I wrote up a contract and purchased the house with the intention of doing a double close to a buyer of mine. The buyer I had wasn't interested, but he knew someone who he thought would be. As it turned out, neither wanted the house so I closed on it with the help of insiders cash.

Possible first deal... Need some help.

I Need Help LEASE OPTION DEAL

Here is the deal I 've been reading DG book Your Town Your Real Estate Profits. I came across Greg Murphy who mastered The LEASE OPTIONS strategy I like this strategy because it's low risk and I have no money no credit. I put out a couple of bandit signs and got some traffic on my phone. A seller called me and said that a real estate agent couldn't sell his house and it's been 90days. I said to the seller well are you still under contract with the agent and he said yes but he is going to take it off the market. I said great because I may be able to help you sell your home faster. I received another call from a women who is looking to rent a home or buy.

Can't find an agent

I just recently started Deans 30 day program and the first step in the program tells you how important it is to find "the best agent"... well, I'm beginning to think they don't exsist in Michigan!
I have spent the past 5 days contacting agent after agent and when you mention a profit of 20-25K(as the the instruction video said to use) they all tell me it's impossible and basically laugh in my face. Even when I lowered the profit amount to 10-20K I still can't find on that says that's possible. All I keep hearing is " I am a seasoned investor and that profit margin is not attainable.
I'm so frustrated! I even spoke with my in-laws realtor and she said and did the same thing, only a little more polite. Has anyone done any deals in Michigan, the metro-Detroit area recently?

Don't like trailers...Really

Ok, I had a call off a bandit sign from a lady that had lost her house to a BK. The person in charge took the trailer and was going to use it to pay off debt. Forward two years and they had given it back to her without telling her. She moved on and no one paid taxes or HOA fees. So, in steps keith...she stated she never wants to own a home again and that if she doesn't do something with it she will let it go to tax sale. I offered her 2k and she took it...Here the big boom...They own the land under the trailer...It is only one of three parks in this big city that is this way.
