I posted my 1st deal last January when I got my first wholesaling check, and made $3,500. I did another deal in May ($4,000)but didnt post that one, and I just closed by 3rd last week ($2,500), so I wanted to post it because I'm sure there are some newbies out there who could use some inspiration I guess and to prove that this stuff really works. I started wholsaling after I read Deans book, "30 Days to Real Estate Cash". The book didnt do the work for me though, I actually STILL had to get off my butt and work for it, and THAT'S why I succedded.

What a great business REI is! All seven of these deals were wholesales. No money out of my pocket. If anyone tells you that you can't make money in Real Estate without investing a lot of money, THEY ARE WRONG!!
We are well over a 110 deals since buying Dean's books and joining the success academy 40 months ago! I don't count deal numbers anymore! I just look at my business checking account, my self directed IRA and make offers every day!
Thanks to this business all of our bills are PAID. We have no debt.

December 25th, 2012 | posted by daisysunleeHi everyone about 3wks ago I bid online on a foreclosure auction property. I paid about a couple of thousand of dollars for it is located in Detroit.
It is a single family huge house. My family told me don't do it a scam but I still done the deal anywhere I already knew what I wanted and no one was going to change my mine and stop me.
I have very little experience in real estate investing. This is my first deal I have ever done. If there is any repair need to be done on the property I am unable to repair it. I have limited amount of fund but am going to hold on to it until I get money to fix it.
It a quick claim deed deal. If anyone have any advice to give me it would be greatly appreciated thank you.

She wants to sell her son's mobile home, she indicated that she paid the 23K loan that her son owed, and wants 15K for a 1976 double wide the land rent is $437 and any potential renter would have to qualify through the park management.
She would like 15k in cash, as she said she has already lost money in this.
Since I don't know about Mobile Homes Values, not sure if a real estate agent would be needed for comps.
I would like to know if 15K for the 1976 Double wide

I have been a member for a few years and always came away from this site a little hungry for the success but also a little down.
I would read of the success everyone was getting and couldn't figure out why it wasn't happening for me. I did a deal in 2009 for 4k and NOTHING since! Was I applying the techniques wrong? No I would almost get a deal to settlement many times, but one thing or another would happen and the deal would cave in.
Not this time baby! I was approached by someone who knew I was an investor about a property they had inherited and didn't want. There was about 3600 in back taxes owed; 3 heirs(two of which had dreams of making millions with this house) but it was owned free and clear.

December 18th, 2012 | posted by keb64I know that there are people here pushing to get that first deal. I am hear to tell you do not stop, make it happen for you and your family if you have one. I have done several types of deals using other peoples money (there is tons out there so ask) and a trick or two to make it work for all parties involved. This month I took a stab at wholesaling... Turned two short sales into wholesales and cashed two checks (35k and 25k). Please think outside the box and find what the person really needs and get the deal done. Ask for help on this site, reach out to people here that have done deals and ask what to do on yours, if you hit a wall. If you don't ask, you will NOT GET...NOW GO GET SOME
