5th Offer On REO Accepted, Sold to 1st buyer!

Once again, follow up gets the deal. The first offer on this REO was outright rejected. It then went under contract, we tracked the property, the deal did not close, we offered again right away, offer outright rejected again. Property went under contract AGAIN. Buyer did not close, property went back on the market, we immediately offered again. Offer rejected but bank countered this time. We came back with a $1000 increase in our offer and a 14 day inspection period. Bank countered with a 7 day inspection and $1500 earnest in certified funds. We accepted.

Here are the numbers.

ARV is $230,000
Rehab/remodel costs $40,000
Accepted offer amount $136,500
Sold it to the first buyer I called for $145,000.
A quick $8500!
My buyer will net $22,000.

Currently working on a deal that was brought to my attention by another DG member (who ultimately received the lead from ANOTHER DG member). This would be 1st deals for both parties, so I was glad that I could help get them started. One is acting as a bird-dog on this deal and the other a co-wholesalee (if there is a such word). Hoping that we will have this puppy sold in the next week or so. The seller is very anxious. I will post updates as they become available. By the way, I'm in Indiana, my partner is in California, the bird-dog is in New York (along with the owner), and the house is in Michigan Smiling ...how ironic!

Ok so I found a 3/1 in ohio with my team. The bank was asking 7.8k (yes that's $7,800) and it needed 2k in repairs to make it turnkey. I offered 5k cash and the took it. I rented it last week for $600 per month with option to buy with owner carry for 40k. The payment will be only $25 more than rent and it will lock in my 122% cap rate. Yes that was not a misprint....Holly crap...I can keep it or sell it to one of you for 25k with a free home warranty and property manager in place for a year. Oh my god how easy is this...NOW GO GET SOME

Our second lead off bandit signs and I feel we got a doozy (good or bad - not sure?)! The lead turned out to be Sadie Holmes, who runs a non-profit org in Altamonte Springs FL, and whose home was part of an EXTREME HOME MAKEOVER TV episode.
