Just closed another wholesale deal

This was the most recent deal I had posted in Indianapolis. I offered to pay a finder's/bird-dog fee of $2000 if anyone could bring me a buyer. I had many try, but ended up selling through another wholesaler here in Indianapolis. From start to finish it took 35 days and I netted $5,000. Not too shabby of a pay day. The owner lived in Florida and at one point, owned over 200 hundred homes here. This home was one of his last 2 to get rid of and he was very motivated to sell. Not only was I able to make this a win-win-win situation, but I met many contacts while working on this deal. On to the next! I long for the day in which I can write my 2 week notice and deliver it to my manager Smiling

Working on getting Sister in law out of current home and into a new home

Here is the short version of the story. My husband and i are helping my sister inlaw find a new home. We have looked at a house that she would like us to make an offer on. The house is 538 SQ feet. It has a basement that can be fixed up too. Needs some work like windows heating and new roof. The place is in a small town in the twin city area. There is only street parking no garage and no driveway.It is also boxed in and up on top of a hill. Concrete steps on two sides of the house to the street. There is nothing in the area to look at comparibles on. No house quit like this one that i have seen. What would you offer on a house like this?

Brooklyn NY newbie wholesale

Hi,
I am new to real estate. I have listen to DG for a few months. Now an opportunity has presented itself and I am not sure how to proceed. I was a voluntary caretaker for a 102 year old neighbor and her tenancy ended with her passing -- now her apartment/coop is available from the owner in Brooklyn NY City. It is old and needs lots of renovations/work. I was thinking about purchasing and rehabing and reselling and now am considering wholesaling which I saw in DG info but not sure how to do it. What ideas do you have? What are my steps? THANK YOU DG family.

#5….In The Nick of Time!!!!

This was a really solid split level, 3/2 – 1700+SF home in a part of town that everybody and their brother is looking in….Investors anyway! It has VERY large man cave that has about 25-30LF of Built-ins from floor-to-ceiling, and a nice Florida Room just outside of it!! Just needed a Unit, kitchen flooring, and a little upgrade from the 70s! LOL!

ok, for those of you who haven't been to the Edge Event... one of these deals I bought from another DG'er at the Edge event!
Great property, great price, in my buying area, with tenant, completely renovated, 28% ROI, can refinance immediately (as soon as quitclaim gets recorded)... how could I say no??!!!

Second deal is a 3/1, bought for $10K, needs about $8K in renovations, ARV is $34K; will rent for $550-$600; closed on Friday; starting renovations next week, will be ready to rent by end of month.

Already looking for the next one...

These 2 are from a connection I made WAY back from (I think) my initial Bandit sign run!?? A Landlord Investor that I worked with for about 6 mos, off and on; marketing and trying to sell about 10 properties.

After not closing a deal since 3/19, the end of April was FAST approaching! Earnings from the previous month were exhausted with marketing efforts (bandit signs, etc.) and the piled-up bills from being unemployed for so long! Man, I was REALLY sweating it!!

On to deal 6

Closed on a property on Friday. Work began today to transform this place into something someone would want to buy.

Placed an ad on Craigslist "Know Of Any Abandoned Houses" (We pay a $500 referral if we close) and was contacted by the owner. He said his house was empty! He was asking $23K for his 3/1 in a small town. Followed the suggestion in one of Dean's books and asked him if he had any offers on it yet. He said "Yes; one guy had offered him $18K for it and he would have taken it but they guy wanted to pay him in 3 payments" So with JUST ONE QUESTION I go the asking price down almost 22%! So I bought it. Looks like $8K to $10K work needed. Will rent for $600 easily but hope to sell it. Always good to have more than one exit strategy.
