We were recently contacted by an investor that has 40 residential properties throughout the city of Philadelphia under contract as a package deal. That’s right, 40 units! Most, if not all are rental units with outrageous cash flow. The properties are all in good shape. They consist of 36 row houses, and 4 duplexes.
Monthly Rents - $43,572 Annually - $522,572 Taxes - $18,521 per yr. The asking price is $2,750,000

April 8th, 2013 | posted by keb64So the deal in bako on the trailer finally closed today (friday) and I made an appointment to walk it with my repair guy who lives there.This is the one I had the call from my bandit sign on in taft. Bought it for 2k and back taxrs ect. Had a total of $9,100 in it. So, I go over and get out of the truck (we buy houses SUV) and the guy that lives next door step up to me and ask if I was buying it or trying to find the owner. I told him that I closed on it friday and will be fixing it up. e stated I want to buy it because I have been looking for the owner for two years and I want to put my mom in it. I told him I thought it was worth 35 to 40k fixed with an owner carry. The next words out of his mouth was will you take 20k and I said 25k..Deal...

April 7th, 2013 | posted by Indiana-JoeDid your Mom throw away your baseball cards or did you sell them at a garage sale? Could you have had a treasure in those old shoe boxes? I enjoy buying locally through Craigslist and garage sales, storage auctions, etc.
There are treasures that are out there. Recently a baseball tobacco card sold for $2.1 million. That could buy a tremendous amount of real estate in the Midwest!
Did someone say the economy was hurting? Recently I was in Florida and the malls were so crowded that cars were parking on grass or blocks away to walk to the mall! People are traveling, restaurants are crowded, malls are crowded, people are spending money.

First wholesale deal!
April 5th, 2013 | posted by jonnyc24My partner and I finally finished our first wholesale deal! We've done some other deals, but this was our first wholesale. We originally locked up the property at $175k. Needed about $70k in rehab and ARV of $330k. This deal was an ABSOLUTE rollercoaster!!! Here's how it went down!
At first we had a funder on board with us to fund the deal 100% and split profit 50/50. Then they decide to drop out...With one week to closing we were scrambling. We started shooting it to prospective buyers and weren't getting luck. Thinking we were going to lose the deal we finally decided to go and talk with the owner. We had built an awesome rapport with him, so this was an easier convo than we thought. What we got him to agree to was a contract for deed on a 12 month term with $25k down.

He wants $2500 dollars for all 13 houses as a package deal. They are all houses that need alot of work and im guessing they are in bad neighborhoods. I put all of them into the zillow search bar and the zestimates range from $27000 to $34000. Most of the houses around the properties range in the price of the zestimates as well. I think that this might be a great opportunity to make some decent money but im just wondering how i could possibly go about doing it. The houses are in the detroit area and i am living in Kentucky... but i am from Michigan. I haven't done any deals yet as you probably know already but i was just hoping to kinda get a push in the right direction.

March 26th, 2013 | posted by michaelmanghamI literately have 2 hours into this deal. A fellow wholesaler contacted me and asked me to put this deal out to my buyers list. I did not even post this one on my website. I made 3 phone calls. All 3 investors took a look Monday and the first one signed contracts, the other two are back ups. This is the second time this has happened in the past week. Inventory is low and demand is high. These guys are POUNCING on my deals!
Networking with fellow wholesalers is a great way to keep your pipe line full. Like Dean teaches, go to every REI event and meeting you can find
No matter how many buyers you have, you can't make one red cent if you can't provide deals!!
