Hello DG family! Hope you are all doing great! I've been taking my business in a new direction. For the first time I'm working on more than one deal at a time; 5 to be precise; 6 if you count another one. I have to say it is a whole 'nother ball game, and requires extreme organization! I am preparing to steadily do multiple deals, and this was great preparation, I've been learning SO much and quickly learning that organization and delegation are KEY!

Keb64 here and I posted about this deal..Well really three deals a week or so ago. Today I was handed the final check for 9k and he got park approval to live there. Talk about easy money..Ok I got a call from the family in CO and they put mom in a home (she is 94)and wanted out of the payment. I bought the trailer for 3k and put it on CL which so some reason it didn't move fast even tho I had owner financing in place with 5k down. I had to make two payments before I found the right match so I had 3,825 total and I sold for 10k cash==== $6,175 for a two month hold and no rehab..OK that works for me..NOW GO GET SOME

I also wanted to thank Dean for continuing to bring us weekly wisdom videos...I actually had a few paragraphs typed up going into detail about my deal, but my computer shut down and when I rebooted, I had to retype it all over again, so here is the short version, since its almost midnight and I have to get up at 5am...

#1 - Was going to do a Sub 2 with the seller and then rent it out. At the last minute the seller decided he wanted to try to sell his house outright again even though I had shown him all the comps for that area, and he was about $60k over priced. Can't push people too hard if they don't want to do it. He thinks his house is worth more than the market is willing to pay. Maybe he'll be back in a few months.

*How did you structure your profit without closing cost or other expenseseating up your profits?
*How much was closing cost?
*If REO how does and who pays the realtor?
What state was this in?
These are just a few questions I have but if you could try to explain every detail, it would be greatly appreciated...

I need to get rid of a property that I own, a 4 unit property in Binghamton, NY. The potential rent roll for each of the units is $500-$525. I don't live in the area and won't be able to manage it and the property manager that I use is not doing his job properly. Please help me get rid of this property for me.

OMG finally done
June 14th, 2013 | posted by keb64Ok, so I have had the trailers fall out of escrow a few times due to the people buying them well, being the wrong fit let's say for the park..wow but today I sold two for cash and they got the ok from the park as well... one was for 10k and the other was for 13k... I had 3,700 total into the first one and 9,100 total into the second one...Glad they are gone...Will sign deal on bako trailer for 45k on saturday as well..35k profit on this one...homerun...with 15k down and owner carry at 8% for 5 years... You need to GO GET SOME PEOPLE
