Offlineok, for those of you who haven't been to the Edge Event... one of these deals I bought from another DG'er at the Edge event!
Great property, great price, in my buying area, with tenant, completely renovated, 28% ROI, can refinance immediately (as soon as quitclaim gets recorded)... how could I say no??!!!
Second deal is a 3/1, bought for $10K, needs about $8K in renovations, ARV is $34K; will rent for $550-$600; closed on Friday; starting renovations next week, will be ready to rent by end of month.
Already looking for the next one...

Look at the power of networking. You went to the edge event and probably didn't think you were gonna buy a deal from someone there but you did, just from meeting new people and networking.
