BAM! ~ It’s A Done Deal…. #2!!

This post is LONG OVERDUE!!!! It is actually Deal #1, as I mentioned in my previous Deal’s post.

A thousand apologies for not posting this sooner. I have been VERY busy concentrating on what I call “Pay Items”, and not real well on an ‘on & off’ basis. Those years of pounding the concrete floors have finally taken their toll and these 'wheels' don't roll like they used to!!

Latest WHOLESALE Deals from this past week.

Closed a co-wholesale deal a week ago today. Net $2500. We closed a short sale deal Friday while we were on the plane headed for the EDGE. Net $2340 Closed an MLS listed property on Tuesday. Net $7500. Closed a deal yesterday from a motivated seller that called my BANDIT SIGN. Net $4000.

I post these in hopes that I will inspire others to invest. I truly do love real estate and believe there is so much opportunity in real estate.

Last week I purchased two homes. One was for 12K another was for 13K. I sold them to an investor for 2k each above and beyond my purchase price and closing costs and we also created an entity in which I still own 70% of the properties. My investor is just getting started in real estate and wanted my help. She was willing to put up all of the cash do the work and give me 70% of the profits as long as I helped her through the process.

She is super smart and motivated. She doesn't want to stop with these two properties. She is doing such a great job that we have talked about doing a 50/50 in the near future.

Finding Motivation, people just give properties away.

Utah is a hot market just like what we are seeing across the country.

I just had another deal come to me that is on the MLS. A Seller that is in a really tough situation lives out of state. His wife has cancer and the last thing they need to worry about is a property in Utah. This agent knows what i'm looking for and brought it to me. I will be closing on it next week. I'm just finishing up my due diligence.

When looking for deal we need to look for sellers that have need. The seller hasn't been able to sell this property because they owe about what it is worth and it has been on the market for a while.

This home is a mobile home. I have flipped a number of them. My strategy with these is to generate enough cashflow that I can be very comfortable monthly.

This deal was great. I'm going to be able to double dip. The buyer of this home paid $14500 for the home. i have about $4500 in purchase and rehab into the home. I'm going to make and additional $6200 on the interest over the next 7 years. A total of $16000 in profits on this deal.

What i'm really excited for is it brings in another $250 per month in cashflow I can have for the next 7 years. I don't have to manage the property, I just have to make sure payments just keep coming in.
