I'm so confused about a answer that keep me from keep going

Hello every one,hope fully some one will be able to help me, here is how this goes the other day i posted a question about the banks (wells fargo) not lending any money to my client if the house that i was going to get for her was owned for less than two years , so some one very kindly answer me to go for local banks and an other comment said that selling a house with out a licence was a third degree felony ,so that shocked me and that is preventing me from keep trying to find a house for her trough the methods in Dean's Book to buy with no money so please some one any idea what shall i do?

Closed on a duplex

Just closed on a duplex with a tenant in one side and soon to be a tenant in the other. The numbers were all there....12.2% cap rate, 75% cash on cash return and a 1.7% debt coverage ratio. Checks to the bank.......

We close on a 4 unit on the 15th of August with similiar numbers and we have 4 more properties under contract (short sales) with a short sale approval letter do any day on another duplex.

NO EARNEST MONEY

i had two uncompleted deals done with no earnest money mentioned to the sellers. did do it wrong? i read in one of deans books that the lower the earnest money the better. see i got deal from the sellers without mentioning any earnest money, but i didn't connect to a buyer because i lacked marketing my ads, or not enough ads, or somthing. both of these deals i had the sellers in contact and i keep up with them with whats happening. No money down, contract signed, and all i had left was a buyer to connect.
Matt Larsan stated that its best to use an attorney, and that the path ill be taking, but for finding buyers is my next move...

I can't really call this a deal because I have not executed my exit strategy and made money. But here is where I am on this one.

I got an old run down over and under duplex under contract directly with the tired landlord. He called on one of my bandit signs. That will be one of the most valuable bandit signs in history!! BANDIT SIGNS WORK.
This is most likely the hottest area in Denver. 240 solds in the last 6 months. We are going to scrape the old duplex and build a new side by side duplex. 2500 Sq Ft each. High end finish through out. Then sell each side.
Here are the numbers:
Buy price $250,000
Construction costs $500,000
Each unit will be listed at $600,000. 1.2 million!

Numbers on individual unit:
Sell for $600,000
Commissions, closing costs, insurance, utilities ETC.

Wanted AZ Fixer upper

My friend is looking to buy a second home in AZ. He has been down there once so far. I have asked him for more specific details as to what he wants. I would like to know the best way to search for the best deal possible from my computer here in MN. Can anybody give me some advice, or a direction I can follow. I have been looking on here at different forums to see what I can find.

OUR FIRST ACCEPTED OFFER....NOW WHAT?!

So my partner and I have finally gotten an offer accepted, we definitely need help from this point to the closing table! All the info is below: (thanks in advance)

Its a 4/2 about 2400 sq ft, the hvac unit needs to be replaced (I was told that cost about $10k, should I get some estimates just to be sure?) zillow's estimate is $138k, total view is $136k, real quest is $163k and the parish assessors office last assessed the home in the 80s for $58k (I know that's outdated). The lady is 85 years old and she's moving out of the home in with her daughter and just needs to get rid of the property. They wanted $95, we offered $80 and they accepted. They are waiting to hear back from us so we need to make a move and I am in shock I don't know what to do next!!!!

Help--My 1st Deal Opportunity

So, who says I have to wait for my cash out refi to do a deal??? If you saw it, you'll remember I posted about a deal I wanted to partner with someone because its a great deal in my area! I had 3 interested partners and when it came down to it, all 3 couldn't swing $95K.
