REO Home with Potential Rental Unit Attached

I’m looking at buying a property that is an REO that has gone through the entire foreclosure process and now it’s on the market with a Realtor showing it. I’ve looked at it three times so far.

It is a gorgeous 6 bedroom, 3.5 baths home that has 3266 above ground sq. ft. on a cul-de-sac on .75 acre lot that’s a bit of a fixer upper. The backyard landscaping with all of its trees, flowers and bushes looks like the Garden of Eden. Unlike where I live now this house is in a real high class neighborhood with little or no chance of it going downhill anytime soon. It’s also the biggest house in the neighborhood.

a while back I had a local investor contact me about some properties I looked at and made anboffer on......4 of them as a package deal to be a fact.HE wanted to sell but not for my offer.....well as I learned from on of deans conference calls....to NEVER leave a call without offering the seller a BACKUP plan that involves YOU ....if and when they DECIDE to sell in a MOTIVATing circumstance.well this DID HAPPEN and he called me back to state he had some health issues and will sell to me for my offer price!!.

Hi DG family. I wanted to share my latest deal that's in progress; should be closed by the first week in August. I was not allowed to assign this deal, so it makes for a lot of paperwork as I'm simply doing a quick flip on it, but I have to cover my ASSets. Laughing out loud

I'm buying this property in IN for $26,000 (26,775 out the door after closing fees and such). The property needs about $10-15K in work. I'm immediately selling it to the end buyer, but with a twist.

My self directed IRA is purchasing the property. I'm in the process of having the appraisal completed, but the ARV is approximately $85K.

I flipped a note

I purchased 1500 names of note holders, I mailed out contact letters and got about 10 responses. I gathered the info on each note and found some note investors online. The ivestors told me what they will pay for each note. One note was a commercial property a transmission repair shop. The note was for 312K and I talked the owner into selling it for 209K The investor was going to pay 229K which means I was going to make $20,000 It took several months and finally the appraisal came in too low cuz of this screwed up economy. Anyway the investor ended up making a partial purchase and I made just $6,000 I had spent about $900 for the names and stamps and envelopes and paper and ink and about 2 1/2 weeks to mail them all out. So it was a success.

Assignment of Mortgage

Has anybody heard of Assignment of Mortgage?

I am looking for an equity partner with $95K + for a deal that is smoking hot! I've attached my analysis sheet for you to review. This is a deal I don't want to pass on, would rather 50/50 up.

Cash equity partner: $95K for down and repairs (more contribution will have less costs and more profit)
I'll be on a HML (2 pts, $155K approx 10%) for the remainder of the acquisition, holding costs.

This property is local to me, so I will be overseeing the project from start to finish and be able to keep an eye on everything and be there in case of any bumps in the road.

Wants to give me the house but it has to be moved....NEED HELP WORKING DEAL!!

This guy called from my bandit signs and says he has a house that he wants to GIVE AWAY just because he needs it moved in order to put a mobile home on the property. Its a 2/1, here in Louisiana, he said he's giving it away because it needs some repairs (floors, busted windows, etc...I will get more info on repairs when we meet).

As everyone knows I am working on trying to get my first deal and seems like this could be it (don't wanna get my hope up) but I need help with this. We are scheduled to meet for me to take a look at the home tomorrow morning. I'm real anxious and unsure where to go from here....HELP!! lol
