Co-Wholesaling works! $5K for bringing in a buyer and being a liason

Hi DG family! I have on my hand my FIRST co wholesale deal. The guy I did this with had a short sale under contract, I had the buyer. I did a comp report I prepare for my buyer's list and ONLY gave it to my best VIP buyer. He signed the offer and is sending over his $10K non refundable EMD right now. Easiest deal I've put together yet as all my other deals involved rehabbing and /or lots of paperwork.

UPDATE: Well, its turning out to be a lot more complicated than originally thought. Buyer wants to switch the buyer name and this is a short sale. Seller is LIVID and wants to cancel. This isn't like this buyer, but its about to get complicated!

This still has to close; but we should be closed before the 12th of September.

FIRST COUNTER OFFER

I had my first counter offer today.The list price of the is $139,900 I went in at $60,983 Pretty low I know,
But it does need like $4000k in repair plus another 4k to replace all the flooring in the house.So the seller came back at $130,000,So the seller did drop 10k off the price, So I told Agent to not offer no higher than
$69,983 so she just counter back at $69,983.So now I have to wait again..If she dont expect this one then I told my Agent she need to tell them that the house need work and that is as high as I will pay.What do you guys think

Any Suggestions - Needing some help !

Not quite sure of my options here so I'm reaching out for help and suggestions. I am new to the DG world of investing and am finding it quite exciting,and entertaining and flat out one big huge rush!!! While my main focus is on wholesaling and looking for deals to lock up and then assign to a buyer it seems as though other opportunities open up. This is actually my first opportunity for a possible deal. Here's the situation:

Need help with this property

I am brand new, could not find a realto yet but I found this property on the internet. It looks good to me but I do not know how to analyze it. It is two duplexes and four units, fully occupied. Asking price is $400,000, and $50,000 net operating income. The seller is motivated. What do I do to get the deal done if it is a deal. Somebody please help.

Should I Lower My Price After 1 Weekend of No Calls!

Locked up a deal on Saturday and posted it to craigslist the same day.

I listed it at $55K inwhich my research shows foreclosures are going for.

The ARV is about $110K with about $15K to $20K needed in repairs.

In addition, I confirmed my numbers with a fellow agent.

The property is in a pretty good neighborhood.

Surprisely, I haven't received a call.

Should I begin lowering my price now?

Just SOLIDIFIED another deal.!!!!!! Just SOLD. ANOTHER single family home and made a family AN OWNER FOR THE FIRT TIME and.......put $5000 in my pocket TODAY...$500 in the mailbox EVERY MNTH........AND 8% INTEREST ON A sale price of $38,000.....with a balloon payment in 5 yrs............
and to top it off ...I added to my buyers list by leaving my FOR SALE.....RENT TO OWN SIGN ....on the property...even after it is sold for a few days to collect buyers!!!!!!!. I have 4 properties yet to close on in the coming weeks hat I already have potential buyers on just from this strategy! !!!!!

Clients with Realtors!!!

Good morning DG family, I have a client that has just disclosed to me that she has a realtor. In her frequent talks with me she has made it clear that her realtor is not meeting her needs. I don't want to squeeze out her realtor and scare her away. How do I make my commision in a deal where I am doing all of the work?

My FIRST FLIP - FINALLY!

I finally sold my first Fix N Flip! Very exciting! I must say the process took much longer than I thought, but I did it.

Bought the house for $40K after several negotiations. 3bed/2ba built in 1956 in nice neighborhood, considered a central location for Phoenix, AZ. It was a huge project to fix up and I knew what I was getting into, but still went over budget around $2500. The plumbing and electrical had been vandalized, the kitchen was a mess, painting was horrendous! BUT....I could see the potential. The house had been empty for 2 years, so I guess no one else wanted to tackle the job.
