I have a buyer who is interested in a property and I need help or understanding. Howto do the Double Closing.

Do I have a closing with the buyer first and then with the realtor?

Owner Finance Counter Offer - Need a little help

I need a little help with an owner finance counter offer. A homeowner did not accept my wholesale offer but is open to terms.

I'm unsure what terms to counter offer to ensure a win win for both of us. My goal is to wholesale the Owner Finance deal to one of my investor buyers.

Here's the numbers;
3/2 owner firm at 73k
House needs 15-20k repair for a retail sale
Conservative ARV about 92k
Needs a good 5-8k to get rent ready
Estimated rent 900.00 a month

I was considering offering 0 down and 6 months no payments. The deal has to include 0 down.

Any help you can provide is appreciated.

Driving for Dollars Pays

Once again, driving the neighborhoods pays off again. While driving around I found this deal, vacant with tall grass and lack of upkeep. Stopped, got the address, talked to a neighbor who gave me alot of info about the owner and property. Researched the property, gathered the info and contacted the owner. Results...under contract!!

HUD deal need your opinion!

We locked this deal Friday for $44,330 with ARV of $120K to $130K. Property needs about $20K in structural repairs, and just little in its interior. Property is in great neighborhood, larger lot, and Inground Pool. We plan to flip it. However, our concern is the amount of structural repairs. As in OK we have to disclose any previous structural repairs, we are concerned the new buyers would run away from this property as it needed a structural repairs. We have done some structural fix up in the past with good results, but repairs were under $10K. This time we are going for a bigger repair. Property is in a hot town with great schools and location. In fact, the cheapest property in this town is this one.

Hey everyone. I just locked down my first assignment deal less than a week after ordering The Rock Bottom Blueprint.. The Blueprint has already paid for itself and earned me a few thousand on top of that.

Here is how it played out. Last Saturday evening after completing the 30 days to fast cash I found a fsbo on Craigslist listed at $42,500. There was not much information about the property so I drove over to the neighborhood and found the home for sale. The home had a sign on the front door which stated the tax assessment, price information and at the bottom said this property was passed down through an ESTATE..

If offer Gets accepted and my buyer wants it..Is There paper work That has to be filled out so I get my money at closing..Just making sure I have all the right papers in order So I get my $ at the end

FIRST OFFER ACCEPTED

So a guy called me a few weeks back he owns a free and clear property on section 8 with tenants that already currently live in the house. It cash flows 700 a month.
He wanted 47k for the house I negotiated him down to 22k. Now that I have the property under contract I'm going to try and assign it for about 27k to a cash buyer. I would like to buy it myself however I'm not too sure if I'm ready to do that quit yet.

Anyways I'm excited and still nervous at the same time. Hopefully I can get this sold. Wish me luck.

I am going crazy cuz With this one being my first, I know how to do what needs to be done but know the time comes Im having a brain fart..Guess over what..The contract I want to make sure it is do the right way,And now I cant find the forum to print off and use plus I cant remember how to do it.I want to put the offer in today....Can someone help Please
