now the estimates that got from deans site are.

As I talked to him he said he has another property for sale that zoned for commecial/residential.When I looked at the property it sits in the middle of shops. It looks like it doesn't belong.The lot looks like a rectangle and the house is no bigger than 10ft by 10ft.

The estimated FMV by the City is $48K. Mine comes out at about $42k.

My name is Mark and I just received Dean's book and I'm still in the process of finishing it.
I have not begun to look for sellers or buyers until I finish reading his book. But today I came across a pretty lucrative deal which I have no idea how to do.
Not sure what information I'm allowed to list here but I'm going to give you the long and short.

Private Money

Today we recorded on deals number 3 and 4 Yipee!
Both of these houses are 40% or more off FMV. It has taken a while to learn how to find the things we need.
The first one is a 3 br 1 ba house approxiamatily 1200sqft. It is an REO. FMV is 100k We bought is for 48k. It will rent out for 800 a month if we decide to keep it. But our plan is to fix it up and resell it. This was an online aution and things went pretty smoothly with it. It needs about 5k in repair all cosmetic. Smiling

Sooooo excited!! Closing 8th assignment from 2009 this week, # 9 closes the 30th! Ahhhh MY NEW LIFE!!

I cannot believe that I am closing my 8th deal this week with #9 just around the corner!! And to think a year ago I had nothing, no money, no food no hope! When I say no money I literally spent my last $30.00 on Dean's book.

This month will be my best month yet. I am closing 2 assignment deals making $20,000 in assignment fees.
